Arcadia Homes for Sale — Myrtle Beach SC by Mungo Homes
Chapters

Arcadia is Mungo Homes' most complete community in Horry County and its last chance to buy one. The page reads "Final Opportunities! New Lake Homes Available!", there are seven homes left, and there are no floor plan cards at all — you buy one of the seven standing homes or you do not buy Mungo at Arcadia. It also has the deepest amenity package of any Mungo community in the county, and two other national builders working inside the same neighborhood.

The Most Important Thing: There Are No Plans Left

Every other Mungo community in Horry County publishes floor plan cards — pick a plan, pick a homesite, build it. Arcadia does not. Its page has one section of homes, headed "New Homes for Sale," sorted by move-in date, and every card is a specific physical address. There is no floor plans section, no "build on your lot," no personalize-your-plan path.

That matters because Mungo's own prose on the same page still reads like a to-be-built pitch: "Mungo Homes offers two collections of one- and two-story floor plans that range from 1,671 to over 4,330 square feet and offer up to six bedrooms." Taken alone, that sentence suggests you can order a 4,330 square foot home at Arcadia. You cannot. The very next sentence is the accurate one: "Choose from ready-soon homes."

What is actually available is seven houses between 1,910 and 3,400 square feet. If you want a large Mungo home built to your specification in this market, the community to watch is Meadows at Four Mile in Conway, which carries the Yates II up to 4,336 square feet, or North Cove off River Oaks Drive. Neither has published pricing yet.

The upside of inventory-only is real, though: what you see is what you get, at a price that is already set, in a community whose amenities are already built. No allowance surprises, no eighteen-month build, no change-order creep. For a relocating buyer on a deadline, that is worth a lot.

Arcadia Has Three Builders

Arcadia is not a Mungo community. It is a large Forestbrook-area neighborhood where three builders are working side by side: Mungo Homes, Lennar and Centex/Pulte, each releasing its own phases. Local brokerage reporting has tracked all three opening new phases in the same period.

Mungo's own Arcadia page names none of them. It reads throughout as though Mungo is the only builder there. So does Lennar's. Two things follow from that:

  • Know whose section you are standing in. The product, the base pricing, the options catalog, the warranty and the customer service process all change depending on which builder's homes you are looking at. Three houses on the same street can carry three different warranties.
  • Comparable sales require care. If an agent shows you an Arcadia comp, ask which builder built it. A Lennar closing is not a clean comp for a Mungo home even on the same block, and vice versa.

One clarification on a label you will see used loosely: we have not found the phrase "master-planned" anywhere on Mungo's page, and the reporting that confirms the three builders does not use it either. Arcadia is a multi-builder community. Whether it meets any formal definition of master-planned is not something the published record establishes.

All Seven Homes Available

These are the seven homes Mungo has left at Arcadia, with the specs exactly as published. Note that the Saluda II appears twice at different sizes and prices, and that Mungo does publish garage counts on these inventory cards even though it never publishes them on plan cards elsewhere.

Warwick II504 Fanciful Way$602,09643.53,4003-carAvailable Now

The two Saluda IIs are the clearest value comparison on the list. 6248 Zoe Way is bigger (3,060 vs 3,048 square feet), has an extra bedroom and an extra bathroom (five and four, versus four and three), and is $22,500 cheaper — and it is available now while the other is not ready until March 2027. On the published specs, 6248 Zoe Way is the better house by every measure. If the $529,900 home is being presented as the premium option, ask exactly what justifies the difference, because the spec sheet does not.

The Edgewood at $444,900 is the entry point and the only Arcadia home under $450,000. At 1,910 square feet with three bedrooms and two baths, it is also the smallest, and it is the only chance to get into Arcadia's amenity package at the bottom of the price range.

The Goodwin at $499,900 is the value play in the middle: five bedrooms and three baths in 2,206 square feet, which is the most bedrooms per square foot on the list. For a multi-generational household or a family that needs a home office plus guest space, that plan does more with less than anything else available here.

The Warwick II at $602,096 is the outlier, both in price and in that oddly specific figure — that is not a round marketing number, it is a built-out options total. At 3,400 square feet with a three-car garage, it is the largest home Mungo has left at Arcadia.

The Amenity Package

This is where Arcadia earns its price. Mungo publishes the following, and unlike at Hainer Place, Willows and North Cove, these are existing amenities rather than planned ones:

  • Clubhouse with fitness center
  • Large swimming pool
  • Four pickleball courts
  • Tennis courts
  • Playground
  • Firepit
  • Ponds
  • Sidewalks and tree-lined streets

Mungo's own line: "Community amenities in Arcadia include a large swimming pool, four pickleball courts, a clubhouse with fitness center, a playground, firepit, and more!"

Four pickleball courts plus tennis plus a clubhouse gym is a genuinely full package by Horry County standards, and it is materially deeper than Garden Grove, which is Mungo's best-amenitized Conway community. If amenities are the priority and the budget reaches the mid $400s, Arcadia is the strongest thing Mungo has in the county — while it lasts.

One thing to establish before you write an offer: Mungo publishes no HOA fee for Arcadia. A package this deep costs real money to maintain, and a community with three builders may have a more complex assessment structure than a single-builder neighborhood. Local reporting indicates internet and television service are included in the Arcadia HOA fee, but no dollar figure has been published anywhere we can verify. Get the HOA budget, the current assessment and the covenants in writing.

Location and Schools

Arcadia is at 504 Fanciful Way in the Forestbrook area of Myrtle Beach, ZIP 29588. Mungo's published access: "convenient access to Highways 501, 544, and 31," with The Market Common and Coastal Grand Mall for shopping, Broadway at the Beach for entertainment, Topgolf and "dozens of golf courses nearby," plus Intracoastal Waterway marina access and Waccamaw River nature tours. Mungo also notes you are "less than three miles from Horry County schools."

Schools as published:

  • Forestbrook Elementary School
  • Forestbrook Middle School
  • Socastee High School

Note the contrast with North Cove, which feeds the Carolina Forest cluster. Both are Myrtle Beach addresses; the school assignments are entirely different. Confirm current zoning with Horry County Schools before you buy on the strength of an assignment.

What Mungo Does Not Publish

  • Any HOA figure. No fee, no management company, no inclusion list — on the deepest amenity package it has.
  • Story counts. Garage appears on these inventory cards, but the number of stories does not, on any of the seven.
  • Any mention of Lennar or Centex/Pulte, despite both building in the same community.
  • A homesite count or how many lots remain. "Final Opportunities!" is the only supply signal given.
  • Whether the "two collections" plans can still be built here. The absence of plan cards says no; the prose implies otherwise.
