Auberon Woods Homes for Sale — Conway SC [2026]
Chapters

Auberon Woods homes for sale start at $274,990 as of August 2026, making D.R. Horton's largest Conway community also one of its most accessible. With more than 1,000 approved lots across 16 to 17 phases off Highway 90, it offers the widest floor plan selection of any new construction community in Horry County at 23 distinct plans ranging from 1,182 to 3,129 square feet. Roughly 51 homes are currently listed with a median list price in the mid-$360,000s, the pool and pickleball courts are open, and the community adjoins the 10,427-acre Lewis Ocean Bay Heritage Preserve, a permanently protected state holding that means the woods behind the rear phases are never getting developed. It is also zoned for Carolina Forest High School, which is unusual for a Conway address in this price range.

If you are searching for Auberon Woods homes for sale, this is the most complete guide available. It is one of dozens of D.R. Horton communities in Horry County, and it is the largest of them inside Conway city limits.

What Is Auberon Woods in Conway SC?

Auberon Woods is a D.R. Horton master-planned community at 433 Glacier Way, Conway SC 29526, off Highway 90 near the Highway 22 interchange. Sales began in late 2023, when the first phase of more than 70 homes was released that December. By December 2025 more than 215 homes had sold at an average price around $352,000, and the community was still working through Phase 3 at that point. The lot maps now reference later phases, so it has moved on since.

What separates Auberon Woods from the rest of the Highway 90 corridor is scale and choice. More than 1,000 approved lots make it D.R. Horton's largest community in Conway, and 23 floor plans mean a first-time buyer at $274,990 and a move-up family at $439,490 can shop the same neighborhood, the same street grid and the same HOA.

  • Address: 433 Glacier Way, Conway, SC 29526, which is also the sales center

What Do Auberon Woods Homes for Sale Cost in 2026?

Builder base prices run from $274,990 to $439,490 as of August 2026. The entry point is the Curtis, a 3 bedroom, 2 bath plan at 1,182 square feet, and the top of the sheet is the Alder, a 4 bedroom, 2.5 bath two-story at 2,966 square feet. Those are starting prices on a base lot with base finishes, before options or premiums.

Quick move-in inventory homes at Auberon Woods run $328,240 to $533,560 as of August 2026. Keep that distinction straight, because the two numbers get quoted interchangeably online. The $533,560 figure is a finished home with options already installed, not a base price you can build to.

On the MLS side, roughly 51 homes are listed with a median list price around $363,640 and an average around $416,928, working out to about $181 per square foot. Active listings are averaging about 105 days on market, and recent sales took about 141 days, with recent solds averaging roughly $412,401.

Those days-on-market figures are slow, and for a buyer that is leverage. Redfin describes the 29526 ZIP code as a buyer's market with a 98.0% sale-to-list ratio, and at least one builder inventory home in the community has taken a documented $10,000 price cut. That is not a knock on the houses or the location. It means inventory is sitting long enough for the builder to care, and a patient, pre-approved buyer has room to ask for rate buy-downs, closing cost help or included options. Ask what is available on the specific home rather than the community, because D.R. Horton incentives usually attach to individual inventory addresses.

Auberon Woods carries both of D.R. Horton's product lines, Express Series and Tradition Series. Express is the entry-level line built around fixed finish packages, which keeps the price down and the decision list short. Tradition is the step-up line with more structural options. The builder does not consistently tag which line each plan belongs to, so confirm the series with the sales office rather than relying on a chart online, including ours.

The bigger decision is whether you buy a finished inventory home or build from a plan on a lot in a later phase. Inventory homes have a known price, address and closing date, and they are where incentives usually land. Building gets you the lot and layout you actually want, but the home is finished months from now in a community still under construction around it.

What Amenities Does Auberon Woods Have?

The swimming pool and the pickleball courts at Auberon Woods are open today. D.R. Horton's own community page confirms both are complete and in use, which matters because a large share of communities on this corridor are still selling an amenity package that exists only on a site plan.

A basketball court is still in progress, and the status of the clubhouse and fitness room is genuinely unclear. D.R. Horton lists both as community amenities, while several other sources still describe them as coming soon. We are not going to pick a side on that. Walk the amenity site yourself, ask the sales office for the completion date in writing, and get it into your contract before you go under contract rather than after.

The rest of the amenity picture is straightforward. Sidewalks run throughout the built-out phases, stormwater ponds sit within the community and create water-view lots, and listings reference golf-cart access. Confirm cart rules with the HOA if that matters to you.

What Does Bordering the Lewis Ocean Bay Preserve Actually Mean?

The Lewis Ocean Bay Heritage Preserve covers 10,427 acres and is managed by the South Carolina Department of Natural Resources under the SC Heritage Trust Program. That program was established in 1976, the first of its kind in the United States. The practical consequence is permanent state protection rather than a private parcel waiting on a rezoning, so lots backing to that boundary are not going to have homes built behind them.

The preserve holds the largest assemblage of Carolina bays in South Carolina, by SCDNR's own description. Carolina bays are the elliptical wetland depressions scattered across the coastal plain, and what grows in them here is unusual by any standard:

  • Venus flytraps growing naturally, the largest and only long-term viable population in the state, federally at-risk and globally imperiled
  • Pitcher plants and sundews in the bays, with up to roughly 150 plant species per square meter in places
  • Longleaf pine savannas between the bays, along with endangered red-cockaded woodpeckers
  • Black bears, with the SC Picture Project describing it as home to South Carolina's largest black bear population; SCDNR estimates roughly 225 coastal bears statewide
  • 353 additional acres added in June 2025, acquired from Conway Medical Center

The trade-offs are real and you should hear them before you close, not after. SCDNR maintains these fire-adapted ecosystems with periodic prescribed burns, so expect smoke on burn days. Bears are a genuine consideration rather than a marketing line: secure your trash, do not leave pet food outside, and take bird feeders down in season. Public access is not a manicured trail system either. It is unimproved sand roads off International Drive.

The neighbors already know whose territory this is. Black Water Middle School, one of the three schools serving the community, uses the Bears as its mascot.

Where Is Auberon Woods and How Far Is Everything?

Auberon Woods sits on Highway 90 between Conway and the coast, a few minutes from the Highway 22 interchange and roughly equidistant from downtown Conway and the beach. The distances below were measured in Google Maps from 433 Glacier Way in September 2026 and reflect typical rather than peak conditions.

  • Waccamaw Elementary: 9.8 miles (confirmed by D.R. Horton)
  • Black Water Middle: 7.5 miles (confirmed by D.R. Horton)
  • Carolina Forest High: 7.5 miles (confirmed by D.R. Horton)
  • Highway 22 interchange at Highway 90: about 5.0 miles, roughly 7 minutes
  • Downtown Conway: 12.5 miles, about 20 minutes
  • Coastal Carolina University: 11.2 miles, about 19 minutes
  • Carolina Forest commercial core at US 501: 19.7 miles via SC 31, about 22 minutes
  • Myrtle Beach oceanfront: 18.2 miles, about 31 minutes
  • Myrtle Beach International Airport: 24.1 miles, about 29 minutes
  • Tanger Outlets on Highway 17 and Myrtle Beach Mall, which includes an AMC theatre: 9.1 and 9.4 miles, about 13 minutes each

The item most guides miss is health care, and it is changing on this corridor. Conway Medical Center is building a 44-acre campus near the SC 90 and SC 22 intersection, anchored by an $18 million freestanding emergency department open 24/7 with 12 treatment bays and imaging, targeted for completion in 2026 and designed to expand into surgery centers and medical offices. CMC identified roughly 45,000 people in this area without emergency care within 10 miles. An existing CMC primary care office sits at 4300 Highway 90, about 3.6 miles away.

What Is Highway 90 Traffic Like?

Highway 90 is a two-lane road running 23.11 miles from US 501 Business near Conway to US 17 in Little River, and it is carrying far more traffic than it was built for. Volume between French Collins Road and Highway 22 grew from 7,000 vehicles per day in 2017 to 16,100, more than doubling in about six years.

The safety record reflects that. Over a six-year span the corridor recorded more than 1,720 crashes, an average of 5.5 per week, at a crash rate rated above average. No intersection earns a level-of-service grade of A at peak: two fail in the morning rush and three in the afternoon.

The widening is funded, but it is years away. The project would take SC 90 to four lanes plus turn lanes from East Cox Ferry Road to US 17, funded through the county's voter-approved RIDE 4 program and its $745 million budget. RIDE 4 commenced May 1, 2025 and the county has issued a design RFP, but as of April 2025 the project was still in design with construction not started. The design phase alone runs 2025 through 2030.

Relief is coming, and the long-term case for property on this corridor is stronger because of it. But a buyer closing in 2026 should plan on the current two-lane experience for years, and then on construction along their main road out. Drive Highway 90 at 7:45 on a weekday morning and again at 5:15 that afternoon before you decide.

What Schools Serve Auberon Woods?

Auberon Woods is zoned for Waccamaw Elementary, Black Water Middle and Carolina Forest High, all in Horry County Schools. The assignments below are confirmed by three independent sources, with distances as published by the builder.

School Address Grades Distance
Waccamaw Elementary 251 Claridy Road, Conway SC 29526 PK, K-5 9.8 mi
Black Water Middle 900 East Cox Ferry Road, Conway SC 29526 6-8 7.5 mi
Carolina Forest High 700 Gardner Lacy Road, Myrtle Beach SC 29579 9-12 7.5 mi

The Carolina Forest High zoning is a genuine draw and it is unusual for a Conway address at this price point. Buyers routinely pay a premium inside Carolina Forest itself for that assignment. Black Water Middle is a Fine Arts Magnet school with Gifted and Talented and Project Lead The Way programs, and Carolina Forest High offers AP courses along with its own Project Lead The Way pathway. At the district level, 38 of Horry County's 57 schools were rated Excellent or Good in Fall 2025, and the on-time graduation rate rose to 89.6% in 2025.

Zone lines move, especially in a county building new schools. Confirm the current assignment for the specific address you are considering at horrycountyschools.net before you purchase.

What Are the HOA Dues at Auberon Woods?

HOA dues at Auberon Woods are $95 per month as of August 2026, verified across three independent sources. The dues cover the pools and the common areas.

That number is low for a community whose amenity package is not finished, and you should plan accordingly. Dues are set against what the association has to maintain today. When the full amenity center is completed and turned over to the homeowners association, communities like this one routinely see an increase, because the association is suddenly insuring, staffing and maintaining a building it did not have before. Ask the sales office what the budget assumes at full buildout, and request the current budget and any planned assessment.

What to Know Before Buying at Auberon Woods

  1. This is a decade-long build-out. With 16 to 17 phases, more than 1,000 lots and only about 215 homes sold as of December 2025, the math does not support a quick finish. Early buyers will live alongside active construction for years: truck traffic on your street, mud on the road and noise starting early. That is the honest cost of the widest plan selection in Conway.

  2. Confirm which amenities are actually open. The pool and the pickleball courts are open. Sources disagree on the clubhouse and the fitness room, and the basketball court is still in progress. Walk the amenity site, get the completion date in writing, and do not pay a premium today for a building that opens on someone else's schedule.

  3. Get the flood determination for your specific lot. The Highway 90 corridor is more than 38% wetlands with three major swamp systems, and a resident group organizes specifically around stormwater along it. No flooding complaint is tied to Auberon Woods specifically. Even so, pull the flood zone for the exact parcel, note where the stormwater ponds sit relative to it, and consider an elevation certificate.

  4. Read the warranty arbitration clause. D.R. Horton's limited warranty covers workmanship for one year, systems for two years and major structural defects for ten years, administered by Residential Warranty Company. It also contains a mandatory binding arbitration clause under the Federal Arbitration Act, which means a future dispute goes to an arbitrator rather than a courtroom. Know that before you sign, not when you need it.

  5. Price a competing loan. DHI Mortgage is D.R. Horton's in-house lender, and builder incentives are typically tied to using them. A rate buy-down can be real money, sometimes more than the gap to an outside lender. Run both, compare net of rate, points and fees over the years you plan to own, and make the builder show the math. Get pre-approved before you walk in so you are negotiating from a position of knowing your numbers.

  6. Bring your own agent to the first visit. The agent at the sales trailer works for the builder and represents the builder's interests, which is legitimate and is not your side of the table. Most builders require your agent to be with you on that first visit for representation to apply. Bring one, and use them on the inspection and the punch list. Here is how we approach making an offer on new construction.
