D.R. Horton communities in Horry County SC now number more than 80 neighborhoods across Conway, Myrtle Beach, Carolina Forest, Socastee, Longs, Little River, North Myrtle Beach, Loris, Aynor and Galivants Ferry — making D.R. Horton the largest homebuilder in the county by a wide margin and the only builder here delivering homes from the low $220s to well past $500,000. This guide lists every one of them: the 28 communities actively selling today, the six in final opportunities, and the several dozen that have already sold out and now trade entirely on the resale market. If you are shopping new construction anywhere along the Grand Strand you will end up looking at a D.R. Horton community, and knowing which one fits your budget, your commute and your school zone is the difference between a good purchase and an expensive lesson.
We update this page as each community sells out and as new ones open, so it reflects what is actually available rather than what a builder brochure said two years ago.
Who Is D.R. Horton and Why Do They Dominate Horry County?
D.R. Horton is America's largest homebuilder by volume, and in Horry County it operates at a scale no competitor matches. The D.R. Horton Myrtle Beach division currently shows roughly 27 active communities. What sets the company apart here is not one flagship neighborhood but the spread: it builds in essentially every submarket in the county and at essentially every price point a buyer might shop, from first-time budgets west of Conway to gated golf addresses in Carolina Forest.
A large share of the land under D.R. Horton communities in Horry County SC came from closed golf courses. Heather Glen in Little River, Sandpiper Place and Heron Pointe in Socastee, and Oak Estates East were all built on former course property. The company also buys large tracts and releases them in phases over many years, which is why a neighborhood that opened in 2021 can still have homesites coming online several years later.
That phased release schedule is the most important thing to understand before you tour. Pricing, incentives and available floor plans shift from phase to phase inside the same neighborhood, so the number you saw six months ago is rarely the number you will be quoted today.
- Active communities in Horry County: 28, plus 6 in final opportunities — as of August 2026
- Past and present communities total: 80+
- Price range: from $221,490 (The Forest at Black Bear, Longs) to $499,990+ (Belle Park, North Myrtle Beach) — as of August 2026
- Home types: single-family, townhomes, paired villas, and build-to-rent
- Product lines used here: Express Series, Tradition Series, and Emerald on older communities
- Smart home: the Home is Connected package is standard across the line
- Largest active community: Auberon Woods, Conway — more than 1,000 approved lots
- Largest ever built here: Heather Glen, Little River — roughly 1,000 homes, sold out September 2025
What Is the Difference Between D.R. Horton Express and Tradition Series?
Express Series is the entry-level line, and it is most of what D.R. Horton builds in Longs, Loris, Galivants Ferry and a large share of Conway. Plans start around 1,045 square feet, buyers choose from a fixed set of finish packages rather than working through a design studio, and build times are shorter as a result. That structure is what makes the sub-$250,000 price points in this county possible at all. If you want to select cabinetry, tile and fixtures line by line, Express is not built for that.
Tradition Series is the step-up line, with plans running up to roughly 3,764 square feet. You get more structural options, upgraded kitchens, and generally lots that sit closer to the beach or on golf. Most of what D.R. Horton sells in Carolina Forest, North Myrtle Beach and the higher-priced Conway communities falls here.
Emerald appears only on older communities such as Brighton Lakes in Carolina Forest, so you will meet it on the resale market rather than at a sales office.
One practical caution: D.R. Horton does not reliably tag which series each individual floor plan belongs to on its website. Treat the two series as a way to understand what kind of home you are buying, not as a lookup table, and confirm which series a specific plan falls under with the sales office.
D.R. Horton's 55+ "Freedom Homes" brand does not operate in the Myrtle Beach market. The only age-restricted D.R. Horton community in Horry County is Carillon at Tuscany, which predates that branding.
D.R. Horton Communities in Conway SC
Conway has the heaviest concentration of D.R. Horton construction in the county. Fourteen communities are actively selling here, two are in final opportunities and two more are closing out, which is more new construction in Horry County SC than any other submarket on this page. Conway also spans the widest range within one town, from Pinewood Estates in the $230s to The Preserve at Shaftesbury Glen in the $290s with golf attached. School zoning varies across these neighborhoods, so confirm your address with Horry County Schools rather than a sales brochure.

Sold-Out D.R. Horton Communities in Conway SC
Eight Conway neighborhoods are finished and now trade only as resales. Buckeye Forest sold out in 2025 with 107 homes, and Harvest Ridge is complete. Midtown Village, built between 2008 and 2021 as townhouse-style condos, remains the lowest price point D.R. Horton has ever delivered in the county. Olde Mill closed out in 2023 at 58 lots, Pine Forest finished in 2022 at 118 homes, and Reflections was built around an 18-acre pond with a pool and natural gas. Rivers Edge Plantation delivered 158 homes with a boat dock, and The Landing at Astoria Park wrapped in 2023.
D.R. Horton Communities in Myrtle Beach, Socastee and Carolina Forest
This is the highest-priced D.R. Horton territory in Horry County. Waterbridge and Sago Plantation at Legends both open above $425,000, and the Carolina Forest corridor generally carries a premium over Conway for the same square footage. Several communities here sit on land that used to be golf: Sandpiper Place occupies the former Heron Point Golf Club, and Oak Estates East was built on a closed course as well. See our Myrtle Beach area pages for how the submarkets compare.

Sold-Out D.R. Horton Communities in Myrtle Beach and Carolina Forest
The Farm at Carolina Forest is D.R. Horton's oldest and largest footprint in the county, begun in 2003 and combining single-family homes with townhomes and condos around two pools. Brighton Lakes is gated, built in the Emerald Series, and runs about 260 homes. Carillon at Tuscany, beside Tuscany, is the county's only age-restricted D.R. Horton community at 85 homes with a lazy river and a 24-seat theater room. Brittmore Park, Meadows of 707 and Oak Estates East are also complete, along with The Enclave at 67th, a rare 21-home in-city Myrtle Beach infill project.
D.R. Horton Communities in Longs and Little River SC
Longs and Little River hold the county's lowest new-construction pricing. The Forest at Black Bear opens at $221,490 as of August 2026, the lowest base price of any D.R. Horton neighborhood in Horry County. What you trade for it is drive time: most of these neighborhoods sit 25 to 45 minutes from the ocean depending on which beach access you use. Read our guide to the pros and cons of living in Little River for a fuller picture.
| Community | Status | Homes From | What Makes It Different |
|---|---|---|---|
| The Forest at Black Bear (Longs) | Now selling | From $221,490 | The lowest entry price in the county, 554 homes approved, golf-cart friendly, long-term rentals allowed |

Sold-Out D.R. Horton Communities in Longs and Little River
Heather Glen is the largest D.R. Horton community ever built in Horry County, roughly 1,000 homes on the former Heather Glen Golf Links, and it sold out in September 2025. Hidden Brooke delivered more than 300 homes. Bell's Lake, Tallwood Lakes, The Vistas at Sun Colony, Pelican Bay Lakes, Reserve at Long Bay, Woodcrest and Anchors Bend are all finished, as is the D.R. Horton portion of 57th Place.
Does D.R. Horton Build in North Myrtle Beach SC?
Yes, but only barely, and Belle Park is the only confirmed D.R. Horton community inside North Myrtle Beach city limits. D.R. Horton purchased the remaining lots there in December 2023 and began selling in January 2025. It is a small Tradition Series project of roughly 12 lots, priced from $499,990 as of August 2026, all natural gas, within walking distance of Main Street. As of early 2026, one home remained.
One point worth clearing up: D.R. Horton markets Bell's Lake under its North Myrtle Beach landing page, even though Bell's Lake is physically located in Longs. If you are searching specifically for a North Myrtle Beach address, that distinction matters for taxes, city services and school zoning. Every other new-construction community inside North Myrtle Beach city limits belongs to another builder.
D.R. Horton Communities in Loris, Aynor and Galivants Ferry SC
The western half of Horry County is where you buy more land for less money. Lots run larger, base prices sit well under the county average, and some communities fall outside city limits, which can lower the tax bill. The tradeoff is drive time to the beach and to Myrtle Beach jobs. Our guides to Loris, Aynor and Galivants Ferry cover that tradeoff in detail.
| Community | Status | Homes From | What Makes It Different |
|---|---|---|---|
| Sutton Farm (Loris) | Now selling | From $227,490 | 265 homes at buildout, lots of 14,000–20,000 sq ft, pool and dog park, HOA $90/month |
| Meadow Walk (Loris) | Now selling | From $243,490 | 92 homesites off Hwy 45 |
| Jordanville Farms (Galivants Ferry) | Now selling | From $240,990 | 400+ planned units, resort-style pool, golf-cart friendly to Aynor |
| Harper Meadows (Loris/Longs line) | Final opportunities | $250,990–$297,990 | Sits on the Loris and Longs boundary |
All prices as of August 2026.
Three more communities out here are finished or still on paper. Woodland Farms in Aynor completed 145 homes in summer 2024 and sits outside city limits for lower taxes. Spring View Landing was a 12-lot project, and The Heritage is built out. Rolling Hills in Aynor is approved but not yet started, with 421 homes planned across five phases on about 209 acres.
D.R. Horton Communities in Surfside Beach and Murrells Inlet
The Cove at Glenns Bay is D.R. Horton's active townhome project in Surfside Beach, with 83 homesites priced from $270,990 as of August 2026 and now in final opportunities. We cover it in depth in our guide to The Cove at Glenns Bay, and our Surfside Beach pros and cons guide covers the town itself. Retreat at Ocean Commons, about 155 homes, completed in 2022.
Murrells Inlet straddles the Horry and Georgetown county line, and the three D.R. Horton communities there sit on the Horry County side. Haven View sold out in January 2026 with homes trading between $385,000 and $549,000. Ranch Haven completed its 50 homesites in 2025, and Inlet Reserve is sold out at 69 homesites. Verify which county a specific parcel falls in before you write an offer.
What Do D.R. Horton Homes Cost in Horry County in 2026?
Base prices across D.R. Horton communities in Horry County SC run from $221,490 to more than $499,990 as of August 2026, a spread of roughly $280,000 within a single builder. Three things drive almost all of that difference: distance from the ocean, lot size, and which product series is being built. An Express Series ranch in Loris and a Tradition Series home on a Carolina Forest golf lot come from the same builder, but they are not the same purchase.
Under $250,000 puts you in Longs, Loris, Galivants Ferry or west Conway. The Forest at Black Bear ($221,490), Sutton Farm ($227,490), Pinewood Estates ($239,000), Jordanville Farms ($240,990), Meadow Walk ($243,490) and Evington Place ($246,490) all sit here. These are Express Series communities running 25 to 45 minutes from the beach.
The $250,000 to $350,000 band is the broad middle and covers most of Conway and Longs. Sandpiper Place, Winfield Farms, Dove Crossing, Ravenloft, Auberon Woods, Carrington Woods and Sandridge Park all fall here. This is where most Horry County buyers transact and where the widest selection of floor plans sits.
From $350,000 to $450,000 you are buying in Socastee, Carolina Forest and the south end. Heron Pointe, The Farm at Timberlake, The Lakes and entry-level Waterbridge homes price here. Lots get larger, natural gas becomes more common, and the drive to the beach shortens.
At $450,000 and up you are paying for a gate, golf access, or an in-city North Myrtle Beach address. Waterbridge, Sago Plantation at Legends and Belle Park anchor the top of the range. These are Tradition Series homes with the deepest option lists D.R. Horton offers in this market.
Should You Buy in a Sold-Out D.R. Horton Community?
When D.R. Horton sells out a community, it stops marketing that neighborhood entirely, and the transaction changes character. What you gain as a resale buyer is real: mature landscaping instead of sod and saplings, amenities that are finished rather than promised, no construction traffic, and actual comparable sales to price against instead of a builder's price sheet.
What you give up is the builder incentive and the choice of lot. There is no rate buy-down, no design credit, and no picking the homesite that backs to water. You buy what is listed.
The biggest resale pools among sold-out D.R. Horton communities in Horry County SC are Heather Glen at roughly 1,000 homes, The Farm at Carolina Forest, Brighton Lakes, Tuscany, Hidden Brooke and Bell's Lake. Between them they represent several thousand homes that turn over regularly.
The practical difference is who you are negotiating against. In an active community you compete with the builder, and a builder can buy down your interest rate in a way an individual seller cannot. In a sold-out community you are negotiating with a homeowner who has a payoff, a timeline and a next house to buy. The strategy that wins one will lose you the other.
What to Know Before Buying a D.R. Horton Home in Horry County
-
HOA dues vary widely and usually rise. Sutton Farm runs about $90 per month and Auberon Woods about $95 per month, while Carillon at Tuscany runs $185 to $329 per month. Dues at a community that is still building routinely increase once the finished amenity center is turned over to the homeowners association. Ask what the dues cover today and what the association budget assumes at full buildout.
-
Check for special tax districts. Sago Plantation sits inside the Legends Drive Special Tax District, roughly $200 a year for 15 years, approved in September 2024. Buyers are routinely surprised by it at the closing table because it does not appear on the price sheet. Ask the sales office directly whether the community carries one, and have your closing attorney confirm it in writing.
-
"Planned" and "open" are very different amenities. Several actively selling communities advertise a clubhouse, pool or fitness center that has not been built yet, and completion timelines shift with the pace of home sales. If an amenity is part of why you are buying, walk the site yourself and get the completion date in writing before you go under contract.
-
Builder incentives are tied to the preferred lender. D.R. Horton's in-house lender is DHI Mortgage, and the rate buy-down offered through it can be real money. It is still worth pricing a competing loan, because the incentive is only worth what it saves you net of the rate, the fees and the points. Run both quotes over the years you actually plan to hold the home.
-
The on-site agent works for the builder. The person in the model home is paid by D.R. Horton and represents D.R. Horton's interests in your transaction. Bring your own representation, and register your agent at your first visit, because most builders will not allow it retroactively. Our guides on making an offer and getting pre-approved walk through what to have in place first.
