D.R. Horton publishes its distances here in minutes rather than miles, which is unusual and slightly less useful. The figures are 5 minutes from the recycling centre, 15 minutes from grocery stores, 15 from restaurants, 16 from Main Street Conway, 16 from shopping and 22 minutes to Conway Medical Center. Sixteen minutes to downtown Conway puts this community well out of town — further than the mileage-based communities like Heritage Crossing or Hemingway Landing suggest they are.

The Pool, the Fitness Room and the Pickleball Court

D.R. Horton publishes pickleball, a pool, the Home is Connected smart home system, an HOA and spacious homesites. Then the description qualifies it: "Exciting amenities are available at Dove Crossing, including a brand-new pool, fitness room, and a pickleball court coming soon."

Read that sentence carefully, because it lists three things and applies "coming soon" to at least some of them. The pool is described as brand-new, which reads as built. The fitness room and the pickleball court are the ones to ask about. No completion date is published for any of them.

If the amenities are why you are choosing Dove Crossing over Heritage Crossing or Hemingway Landing, get the schedule in writing. Ask which of the three exist today, ask when the others are scheduled, ask who is responsible for building them, and ask what happens if they slip. A pickleball court that arrives in three years is a different purchase from one you can use next month.

Assuming they all get built, this is the best amenity package of any Express Series community in the county. Heritage Crossing has a pool and nothing else. Hemingway Landing has a pond. Pinewood Estates has sidewalks. A pool plus a gym plus a court, at an entry price of $261,990, would be a genuinely strong offer — which is exactly why it is worth confirming.

The HOA is listed as an amenity with no dues figure published. Three amenities mean three things to maintain, insure and eventually replace. Ask for the dues, the budget and the reserve plan before you go under contract, and ask whether the published dues already account for the amenities that have not been built yet.

Five of the seven plans are single-story, and the prices on them are among the best in Conway. The Kerry at $269,000s and the Aria at $277,000s are both cheaper here than at Heritage Crossing, Hemingway Landing, Ravenloft or Elmhurst Place. The Cali at $285,000s is within $3,000 of the cheapest Cali in Conway.

The Bristol is the odd one out and worth understanding. Two bedrooms, two baths, 1,672 square feet, and it costs more than the three-bedroom Aria and the four-bedroom Cali. You are paying for space distributed across fewer, larger rooms. For a couple who want a genuine office or a proper guest suite rather than a third small bedroom, that is a real proposition; for anyone counting bedrooms, it looks like bad value. It is neither — it is just a different product.

And once again the larger two-story is the cheaper one. The Galen at 2,340 square feet starts in the $303,000s; the Manning at 2,203 starts in the $308,000s. The Manning's advantage is a first-floor primary bedroom; the Galen's is size and a ground-floor flex room. Price both and choose on layout.

Lot Types and Why They Matter Here

D.R. Horton publishes "spacious homesites" as an amenity and, unusually, goes further in the description: "larger homesites and a variety of lot types — including wooded and pond-view options." Most community pages in this county say nothing about lot variety at all.

Wooded and pond-view lots carry premiums, and those premiums are not in any price on the table above. Every figure published is a base price before lot premium. In a community that markets its lot variety, the premium is likely to be a meaningful part of your final number.

Ask for the lot map with premiums marked, early. Ask which lots are wooded, which face the pond, what each premium is, and which are still available in the phase currently releasing. No homesite count or phase information is published, so the sales office is the only source.

Schools Assigned to Dove Crossing

D.R. Horton publishes Pee Dee Elementary, Whittemore Park Middle School and Conway High School, all in Horry County Schools, and publishes no distances for any of them. The mileage field on the page is blank.

Given that the builder's own figure for Main Street Conway is 16 minutes, expect the school run to be substantial. Call Horry County Schools, confirm the current assignment for the address, and drive all three routes at the hour you would really drive them. Zones are set by the district, not the builder, and they can be redrawn.

How It Prices Against Nearby Conway Communities

At $261,990 to start, Dove Crossing is in the cheapest tier of Conway's D.R. Horton communities. Only Pinewood Estates at $239,490 and Hemingway Landing at $260,490 open lower. Ravenloft matches it exactly at $261,990; Heritage Crossing is $267,990 and Preserve at Cypress Commons $270,115.

The closest comparison is Ravenloft, which opens at the same number. Ravenloft publishes 53 homesites, no HOA information at all, and no shared amenities — its amenity list is five interior finishes and highway access. Dove Crossing publishes a pool, a fitness room and pickleball. At identical entry prices, that is not a close call unless the amenities turn out not to exist.

Against Heritage Crossing, which is $6,000 more, the trade is amenity depth against school district. Heritage Crossing has one open pool and Aynor schools; Dove Crossing has three published amenities and Conway schools. Both publish an HOA with no dues figure — well, Dove Crossing does; Heritage Crossing publishes nothing about an HOA at all.

Plan for plan, Dove Crossing is the cheapest place in Conway to buy several of D.R. Horton's most popular layouts. That is the practical headline, and it is why this community deserves a look even if the amenities turn out to be further off than you hoped.
