Downsizing in Myrtle Beach: A Retiree Guide to Selling Big and Buying Smart
Chapters

Downsizing is half math and half emotion. You are trading the house where the kids grew up for something easier, and somewhere in the middle you have to decide what to do with forty years of holiday decorations.

We have helped plenty of Grand Strand families through it, whether they already live here or are downsizing on their way in. Here is how we approach it.

Decide What Smaller Means for You

For some people it means fewer square feet. For others it means no stairs, no lawn, or no pool to clean. Write down the three things you want to stop doing and the three you refuse to give up, like a guest room for grandkids or a garage for the golf cart. That list does more than any square-foot target.

One-Level Homes: New Construction vs Resale

New construction gives you single-level plans, modern layouts and a builder warranty, and the Grand Strand has plenty of it. Start with our Myrtle Beach new construction page. Resale homes can offer bigger lots, mature trees and established neighborhoods without a construction timeline. We show both so you can feel the difference.

HOA Lawn Care vs True Low Maintenance

HOA lawn care is not the same as no maintenance. It may cover mowing but not shrubs, irrigation, or the roof. Ask for a written list of what the association maintains. South Carolina's HOA Act governs how associations publish their documents and budgets.

Selling Your Current Home While Buying the Next One

The order matters. Selling first gives you a clear budget and a strong offer, but you may need a short-term rental. Buying first means one move, but may need a bridge loan or the cash to carry two homes. A sale contingency is a middle path, and sellers in a busy market may not love it.

Start by finding out what your current home is worth with our home valuation tool, then talk to a lender about the options.

Keep Your South Carolina Tax Breaks When You Move

If you are downsizing within South Carolina, reapply for the primary residence rate on the new home. The 4 percent assessment ratio and the homestead exemption are tied to your legal residence, so they do not move with you automatically. File with the Horry County Auditor or your county's assessor office after closing.

South Carolina gives homeowners 65 and older a homestead exemption on their legal residence. According to the SC Department of Revenue (as of October 2026), the statutory exemption covers the first $50,000 of fair market value, and for tax year 2026 the state temporarily added another $25,000 for qualifying homeowners. That extra amount is a one-year budget proviso, so confirm it with your county auditor before counting on it. You also need to have been a South Carolina resident for a full year before you qualify.

Beach Access When You Downsize

Downsizing is often the moment people finally move closer to the water. A condo or townhome near the beach can be smaller and simpler, with public accesses listed by the city of Myrtle Beach on cityofmyrtlebeach.com. If you stay inland, Myrtle Beach State Park and Huntington Beach State Park offer easy parking. Check the property's flood zone on the FEMA Flood Map Service Center either way.

Sorting Forty Years of Stuff

Start early, room by room, and give family a deadline to claim what they want. Measure the new home's rooms and closets before you decide which furniture comes along. Many local charities pick up donations, and an estate sale company can handle the rest.
