It sits between the 1,151 square foot Greenbriar and the 1,281 square foot Devon in D.R. Horton's local range, and it is the pick of the three. The Greenbriar is 106 square feet smaller with one garage bay. The Devon is 24 square feet larger with one garage bay. The Downing is in the middle on size and alone on parking.
The Only Small Plan With Two Garage Bays
D.R. Horton builds three plans under 1,300 square feet in Horry County. Two of them — the Greenbriar and the Devon — come with a one-car garage. The Downing comes with two.
At Pinewood Estates the Downing is $248,490 and the Devon is in the $251,000s. The Downing is 24 square feet smaller, has a second garage bay, and costs about $3,000 less. There is no reading of that comparison in which the Devon wins unless its specific layout is what you want.
Against the Greenbriar the maths is closer but still favours the Downing for most households. At Pinewood Estates the Greenbriar is $239,490 and the Downing $248,490 — about $9,000 for 106 more square feet and the second bay. At Hemingway Landing it is $265,000s against $276,000s, about $11,000. Nine to eleven thousand dollars is a real amount of money at this price point, but a second covered parking space is also a real thing, and it shows up again when you sell.

Downing Floor Plan Layout and the Covered Patio
The kitchen faces the living space: D.R. Horton publishes that it "overlooks the dining and living spaces, perfect for entertaining." At 1,257 square feet, that open arrangement is what keeps the plan from feeling like a series of small rooms.
The primary suite is private and properly equipped for the size: "The private primary suite includes a walk-in closet." The two secondary bedrooms share a full bathroom and D.R. Horton frames them as flexible — guests, children or a home office. A walk-in closet in the primary of a sub-1,300 square foot house is more than the size would suggest.
There is a covered rear patio, which the builder describes as extending the living space outdoors. That puts the Downing in the small group of D.R. Horton plans here with covered outdoor space published as part of the plan — and it is by some distance the cheapest of them. On this coast a roofed patio is usable in an afternoon storm and in August, which an open slab is not.
D.R. Horton closes with "A laundry room and 2-car garage complete the home." A dedicated laundry room rather than a closet is worth noting at this size.

Fiber cement cladding on the cheapest plan in a 53-home community is an unusual combination and worth a look if you are shopping at this level.

Why the Same Downing Ranges $28,000 by Community
The lowest published Downing base price in Horry County is $248,490 at Pinewood Estates; the highest is in the $276,000s at Hemingway Landing. About $28,000 between them, one of the narrower spreads in this series — the Downing is not offered in Myrtle Beach or at any Tradition Series community, so there is no expensive end to the range.
Three of the four communities are in Conway and the spread inside Conway alone is the full $28,000. Pinewood Estates is eight miles from downtown; Hemingway Landing is 3.3 miles from the Riverwalk with Hardie siding published. That is what the difference buys.
At this price point $28,000 is roughly eleven per cent, which is a materially different monthly payment. Price the Downing at all four before you decide — it is a short drive between three of them.
Who the Downing Works Best For
The Downing suits first-time buyers, single people, couples and downsizers who want a new house, two covered parking spaces and a usable outdoor room, at close to the lowest price in the market. Three bedrooms and two full bathrooms means a guest does not share with you.
It works less well if you need a fourth bedroom or generous rooms. At 1,257 square feet everything is compact. If you need a fourth bedroom at a similar price, the Cameron gives you one at 1,498 square feet for about $10,000 more — with the trade being back to a one-car garage.
