Garden Grove is the amenity community in Mungo Homes' Conway lineup. It is the only Mungo neighborhood in Horry County described as a natural gas community, it has the fullest amenity package of the eight, and it is priced accordingly. Seven floor plans, base prices from $287,900, and eleven homes currently for sale.

Where Garden Grove Is
Garden Grove sits off Arrow Wood Drive on the west side of Conway, inside the Homewood Elementary attendance zone. Mungo markets it as "less than five miles from historic downtown Conway and only 30 minutes from the vibrant attractions of Myrtle Beach and Barefoot Landing," and on its own community directory calls it "Resort Style Amenities 8 Minutes from Downtown Conway!"
That is the real trade here. You are not buying a beach community. You are buying a Conway community with a beach commute, and in exchange you get roughly $100,000 more house than the same money buys you in Carolina Forest or Murrells Inlet. Downtown Conway, the Riverwalk and the Horry County courthouse are all a short drive; Coastal Carolina University is about fifteen minutes; the oceanfront is a half hour on a good day and longer on a summer Saturday.
The Amenity Package
Mungo lists the following at Garden Grove: "a pool, pickleball courts, an outdoor pavilion with grill stations, an outdoor fireplace, and a firepit." That is the deepest amenity list of any Mungo community in Horry County by a wide margin. For comparison, Hainer Place four miles away has one planned pool, and Jordan Grove has common areas and ponds.
The pickleball courts matter more than they sound. In this market pickleball is the single most requested amenity from relocating buyers in their fifties and sixties, and very few Conway-price communities have dedicated courts. If that is on your list, Garden Grove is one of a short handful of options under $400,000 in Horry County.

All Seven Floor Plans and Prices
Prices below are Mungo's published base prices, worded on their page as "Starting at $X in Garden Grove." Square footage, beds and baths are ranges because most plans have optional configurations.
| Plan | Beds | Baths | Sq Ft | Base Price |
|---|---|---|---|---|
| Bleckley | 3 | 2 | 1,518-1,531 | $287,900 |
| Durham II | 3-5 | 2-3 | 1,761-2,380 | $303,900 |
| Gwinnett II | 3-6 | 2-3 | 1,889-2,515 | $307,900 |
| Meriwether | 3-5 | 2.5-3 | 2,223-2,241 | $309,900 |
| Lanier | 2-4 | 2-3 | 1,989-2,595 | $310,900 |
| Pickens | 4 | 2.5 | 2,431-2,443 | $319,900 |
| Telfair | 4-6 | 2.5-4 | 2,771-2,833 | $328,900 |
Three of these are the best value in the roster for specific reasons. The Bleckley at $287,900 is the cheapest way into a natural gas, amenity-heavy community anywhere in Horry County. The Gwinnett II is the flex plan, stretching from 1,889 square feet and three bedrooms all the way to 2,515 and six — a $19,000 base price buys an enormous range of finished configurations. The Lanier is the odd one: at $310,900 it costs $1,000 more than the Meriwether but reaches 2,595 square feet against the Meriwether's 2,241, which makes it the cheapest large plan per square foot on the page.
Note that the Lanier is a two-bedroom plan at its base configuration. That is unusual and it is why its bed range starts at 2 rather than 3.

Homes For Sale Right Now
Mungo lists eleven homes at Garden Grove. Four are complete and available immediately; the rest are dated between September 2026 and January 2027. Prices run from $329,900 to $399,900, which is $42,000 above the cheapest base price — standing inventory carries options and lot premiums that base pricing does not.
| Plan | Homesite | Address | Price | Availability |
|---|---|---|---|---|
| Bleckley | 120 | 812 Wild Indigo Drive | $329,900 | Ready September 2026 |
| Gwinnett II | 197 | 464 Atamasco Court | $334,900 | Available Now |
| Meriwether | 29 | 386 Garden Grove Street | $337,900 | Ready January 2027 |
| Lancaster | 199 | 461 Atamasco Court | $339,900 | Available Now |
| Durham II | 203 | 431 Atamasco Court | $339,900 | Available Now |
| Pickens | 207 | 415 Atamasco Court | $359,900 | Ready October 2026 |
| Telfair | 198 | 465 Atamasco Court | $369,900 | Ready October 2026 |
| Durham II | 117 | 805 Wild Indigo Drive | $389,900 | Available Now |
| Gwinnett II | 205 | 423 Atamasco Court | $389,900 | Ready November 2026 |
| Lanier | 204 | 427 Atamasco Court | $399,900 | Ready November 2026 |
| Lanier | 145 | 859 Wild Indigo Drive | $399,900 | Ready December 2026 |
The two Durham IIs are the most instructive pair on the list. Homesite 203 is $339,900 and homesite 117 is $389,900 — a $50,000 spread on the same floor plan in the same neighborhood, both available now. That gap is options, elevation and lot. If you are shopping Garden Grove inventory, ask for the options sheet on both before you decide which one is actually the better buy.

Schools
Mungo publishes three assignments for Garden Grove, all in Horry County Schools:
- Homewood Elementary School
- Whittemore Park Middle School
- Conway High School
These are the same three schools serving Hainer Place and Jordan Grove. Attendance zones are set by the district and can be redrawn; confirm current assignment with Horry County Schools before you write an offer if schools are driving your decision.
Why Garden Grove Costs More Than Hainer Place
Hainer Place is four miles away, same builder, same school zone, and it is cheaper on every single plan the two communities share:
| Plan | Garden Grove | Hainer Place | You Pay |
|---|---|---|---|
| Gwinnett II | $307,900 | $287,900 | +$20,000 |
| Meriwether | $309,900 | $294,900 | +$15,000 |
| Pickens | $319,900 | $299,900 | +$20,000 |
| Telfair | $328,900 | $306,900 | +$22,000 |
Identical square footage. Identical bed and bath counts. The premium is the amenity package and the natural gas. Whether $15,000 to $22,000 is worth a pool, pickleball courts, a pavilion, an outdoor fireplace and a firepit is a personal call, but it is a clean, quantified call — which is rare in new construction, and worth using at the negotiating table.
One more consideration: amenities come with an HOA fee to maintain them, and Mungo publishes no HOA figure for either community. A richer amenity package almost always means a higher monthly assessment. Get both numbers before you compare the base prices.
What Mungo Does Not Publish
Garden Grove's page, like every Mungo community page, leaves out three things buyers ask about first:
- Garage counts and story counts. Not shown on any plan card. From Mungo's individual plan pages, the Bleckley, Durham II, Gwinnett II and Lanier are one-story and the Pickens and Meriwether are two-story, typically with a two-car garage. Treat those as plan defaults rather than Garden Grove guarantees.
- Any HOA information. No fee, no management company, no inclusion list.
- Total homesite count. Inventory homesite numbers run from 29 to 207, which implies a considerably larger plat than eleven homes, but Mungo never states the community's size.

Three Things Wrong on Mungo's Own Page
We check builder claims against builder data. Garden Grove's page has three problems a buyer should know about:
1. The price band is wrong by about $13,000. The header says "Low $300s." The cheapest floor plan is the Bleckley at $287,900, which is high $200s. The band appears to be pegged to standing inventory, where nothing is below $329,900. If you filtered Garden Grove out of your search because of that band, you filtered out a community you could afford.
2. The square footage claim overstates the top end. Mungo's copy says homes range "from 1,500 to 3,000+ square feet." The largest plan Garden Grove offers is the Telfair at 2,833. Nothing here reaches 3,000. That claim is true at Hainer Place, where the Turner reaches 3,049, which suggests the paragraph was reused between the two communities without adjusting the numbers.
3. There is a home for sale whose floor plan is not on the page. Homesite 199 at 461 Atamasco Court is a Lancaster, available now at $339,900. The Lancaster is not one of Garden Grove's seven plan cards — it is a Hainer Place and Jordan Grove plan. So if you like that house, you cannot look up its layout on the Garden Grove page. Ask for the Lancaster plan sheet directly.
None of this makes Mungo a bad builder. It makes their website a marketing document rather than a contract, which is true of every builder in this market. Verify in writing.
Frequently Asked Questions
What is the cheapest home in Garden Grove?
The Bleckley floor plan has the lowest base price at $287,900 for 1,518 square feet, three bedrooms and two baths. The cheapest home actually available is a Bleckley at 812 Wild Indigo Drive for $329,900.
Does Garden Grove have a pool?
Yes. Mungo lists a pool along with pickleball courts, an outdoor pavilion with grill stations, an outdoor fireplace and a firepit. Unlike Hainer Place and Willows at Pitch Landing, where the pool is described as planned, Garden Grove's amenities are presented as existing.
What is the HOA fee at Garden Grove?
Mungo does not publish it. Given the amenity package it will be higher than at Hainer Place or Jordan Grove. Ask for the HOA budget and covenants in writing before going under contract.
Is Garden Grove natural gas?
Yes. Mungo describes it as "a charming new natural gas community in Conway," and it is the only one of the eight Mungo communities in Horry County marketed that way.
What schools does Garden Grove feed?
Homewood Elementary School, Whittemore Park Middle School and Conway High School, all Horry County Schools.
How far is Garden Grove from the beach?
Mungo puts it at about 30 minutes from Myrtle Beach and Barefoot Landing, and less than five miles from downtown Conway. Expect longer in peak summer traffic.
Can I still build to suit in Garden Grove?
Mungo publishes all seven floor plans with base prices, which indicates to-be-built homes are still available, unlike Arcadia where only standing inventory remains. Confirm homesite availability, because published plans do not guarantee an open lot.
