Hainer Place is the value play in Mungo Homes' Conway lineup. Eight floor plans, base prices from $269,900, and it undercuts its sister community Garden Grove by $15,000 to $22,000 on every plan the two share. It also has the largest home Mungo sells in Conway — the Turner, at 3,049 square feet.

Where Hainer Place Is
Hainer Place is on Hainer Place Drive in Conway, about four miles from the downtown river district. Mungo's headline for it is "Country-Coastal Living Made Easy! New Homes Convenient to Conway & Myrtle Beach!" and the body copy describes "a peaceful retreat just four miles from historic downtown Conway, where you can stroll the Riverwalk, visit local shops, and enjoy charming cafes and restaurants."
Practically, it is a mile closer to downtown Conway than Garden Grove and sits in the same school zone. The Waccamaw River is the nearest recreation; Mungo points to fishing, golf and area beaches. Myrtle Beach and Barefoot Landing are both roughly a half hour out.
All Eight Floor Plans and Prices
Mungo publishes base prices for every plan here, worded as "Starting at $X in Hainer Place." Conveniently, alphabetical order and price order happen to match.
| Plan | Beds | Baths | Sq Ft | Base Price |
|---|---|---|---|---|
| Ford | 2-5 | 2-3.5 | 1,383-1,902 | $269,900 |
| Lawrence | 3-4 | 2-3.5 | 1,500-1,978 | $274,900 |
| Gwinnett II | 3-6 | 2-3 | 1,889-2,515 | $287,900 |
| Lancaster | 4-5 | 2.5-3 | 2,152-2,175 | $293,900 |
| Meriwether | 3-5 | 2.5-3 | 2,223-2,241 | $294,900 |
| Pickens | 4 | 2.5 | 2,431-2,443 | $299,900 |
| Telfair | 4-6 | 2.5-4 | 2,771-2,833 | $306,900 |
| Turner | 5-6 | 2.5-4.5 | 2,985-3,049 | $311,900 |
The headline number here is the Turner. At $311,900 for up to 3,049 square feet, six bedrooms and four and a half baths, it is the most square footage per dollar Mungo sells anywhere in Horry County — roughly $102 per square foot at the top of its range. Nothing in the coastal collection comes close, and no other Conway community offers the Turner at all.
At the other end, the Ford at $269,900 spans 1,383 to 1,902 square feet and two to five bedrooms. That range is the widest in the roster relative to its price, which makes it the plan most worth pricing out in multiple configurations before you commit.
The Gwinnett II is worth flagging for a different reason: at $287,900 here it is $20,000 cheaper than the identical plan at Garden Grove and $1,000 cheaper than at Jordan Grove. If the Gwinnett II is the plan you want, Hainer Place is where you buy it.

Ten homes are listed, and here is the thing to know before you plan a trip: none of them are available now. Every one is dated October 2026 or later. If you need to be in a house this quarter, Hainer Place cannot do it, and Garden Grove or Jordan Grove can.
| Plan | Homesite | Address | Price | Availability |
|---|---|---|---|---|
| Ford | 47 | 1138 Hainer Place Drive | $291,900 | Ready November 2026 |
| Lawrence | 14 | 1137 Hainer Place Drive | $291,900 | Ready November 2026 |
| Gwinnett II | 24 | 3201 Mountaineer Lane | $306,900 | Ready November 2026 |
| Gwinnett II | 17 | 1203 Hainer Place Drive | $309,900 | Ready December 2026 |
| Gwinnett II | 52 | 3435 Logan Street | $315,900 | Ready December 2026 |
| Pickens | 15 | 1141 Hainer Place Drive | $319,900 | Ready December 2026 |
| Lancaster | 13 | 1133 Hainer Place Drive | $322,900 | Ready October 2026 |
| Ford | 20 | 3107 Mountaineer Lane | $332,900 | Ready December 2026 |
| Gwinnett II | 49 | 3447 Logan Street | $338,900 | Ready January 2027 |
| Telfair | 22 | 3115 Mountaineer Lane | $347,900 | Ready December 2026 |
Four of the ten are Gwinnett IIs, ranging $306,900 to $338,900 — a $32,000 spread on one floor plan. That is the clearest options-and-lot comparison available at any Mungo community right now, and it is worth asking for all four option sheets side by side.
The two Fords tell a similar story: homesite 47 at $291,900 and homesite 20 at $332,900, $41,000 apart on the same plan. The difference is almost certainly the square footage each is built to, since the Ford spans 1,383 to 1,902.

The $15,000 to $22,000 Discount
Hainer Place and Garden Grove are four miles apart, built by the same builder, feeding the same three schools, sharing four floor plans. Hainer Place is cheaper on all four:
| Plan | Hainer Place | Garden Grove | You Save |
|---|---|---|---|
| Gwinnett II | $287,900 | $307,900 | $20,000 |
| Meriwether | $294,900 | $309,900 | $15,000 |
| Pickens | $299,900 | $319,900 | $20,000 |
| Telfair | $306,900 | $328,900 | $22,000 |
What you give up is amenities and utilities. Garden Grove is a natural gas community with a pool, pickleball courts, an outdoor pavilion with grill stations, an outdoor fireplace and a firepit. Hainer Place has one planned pool.
For a buyer who does not use community amenities — and plenty of buyers in this market genuinely do not — that is $20,000 of house for nothing given up. For a buyer who wants pickleball three mornings a week, it is the wrong side of the trade. There is no universally right answer, but it is an unusually clean and quantified choice, and clean choices are worth taking seriously.
One caveat in Hainer Place's favor that goes beyond base price: fewer amenities generally mean a lower monthly HOA assessment. Mungo publishes no HOA figure for either community, so get both numbers before you finalize the comparison. Over a ten-year hold, a $60 monthly difference is another $7,200.
Hainer Place vs. Jordan Grove
Hainer Place is not the cheapest Mungo community in Conway. Jordan Grove is, and the two are worth comparing directly because they share three plans and sit in the same school zone.
| Plan | Jordan Grove | Hainer Place | Difference |
|---|---|---|---|
| Ford | $259,900 | $269,900 | Jordan Grove −$10,000 |
| Lawrence | $267,900 | $274,900 | Jordan Grove −$7,000 |
| Gwinnett II | $288,900 | $287,900 | Hainer Place −$1,000 |
| Lancaster | $303,900 | $293,900 | Hainer Place −$10,000 |
| Pickens | $309,900 | $299,900 | Hainer Place −$10,000 |
Unlike the Garden Grove comparison, this one has no consistent winner. Jordan Grove is cheaper on the two entry plans and Hainer Place is cheaper on the three larger ones. Where the two really diverge is what else they offer. Jordan Grove's amenities are common areas and ponds, with no pool planned at all, but it does publish water and wooded homesite views and has eight homes available immediately. Hainer Place has a planned pool, a deeper plan roster including the 3,049 square foot Turner, and nothing available before October.
Read simply: if you want to spend the least, shop the Ford or Lawrence at Jordan Grove. If you want the most house, shop the Turner or Telfair here. If you want a pool someday, only Hainer Place is offering one.
The Lancaster at $293,900 deserves a mention on its own. At 2,152 to 2,175 square feet with four to five bedrooms and two and a half to three baths, it is a two-story plan that comes in $10,000 under the same plan at Jordan Grove, and it is the cheapest way to get four bedrooms and a second floor at any Mungo community in the county.
Amenities: One Planned Pool
Mungo's amenity chip for Hainer Place reads simply "Pool." The body copy says "Cool off in the community's planned pool!" Those two statements do not say the same thing, and the prose is the accurate one. The pool is planned, not built.
If the pool matters to you, ask for the construction timeline in writing and ask what happens to your assessment if it slips. A planned amenity that never materializes is one of the most common new construction complaints in this market.
Mungo also points buyers toward off-site recreation instead: "Spend weekends fishing on the Waccamaw River, teeing off at nearby golf courses, or relaxing at scenic area beaches."
Schools
- Homewood Elementary School
- Whittemore Park Middle School
- Conway High — Mungo's page omits the word "School"; the district's school is Conway High School
Same three schools as Garden Grove and Jordan Grove. Horry County Schools sets and occasionally redraws attendance zones, so confirm current assignment directly if schools are driving the decision.
What Mungo Does Not Publish
- Garage and story counts. Not on any plan card. Mungo's individual plan pages show the Ford, Lawrence and Gwinnett II as one-story and the Lancaster, Meriwether and Pickens as two-story, typically with two-car garages. The Telfair and Turner are unverified. Treat all of it as plan defaults, not Hainer Place guarantees.
- Any HOA information. No fee, no management company, no inclusion list.
- Total homesite count. Inventory homesite numbers run 13 to 52.
One accuracy note in Mungo's favor: Hainer Place's claim of "homes from 1,383 to over 3,000 square feet" is correct, matching the Ford at the bottom and the Turner at the top. The identical sentence at Garden Grove is not, which tells you the copy was written here and reused there.
