The community carries a Tradition Series designation and a Final Opportunities badge, and D.R. Horton opens the page with "Final Opportunities at Heron Pointe!"
At $345,490 it is the second most expensive D.R. Horton community entry price in the county, behind Waterbridge at $439,990. That reflects the Tradition Series specification and the Myrtle Beach land more than anything about the community itself.
Five plans are published and they are all at the larger end of D.R. Horton's range. Nothing here is under 1,700 square feet. This is not a first-time-buyer community and it is not trying to be.
Final Opportunities, With Build-to-Order Still Open
D.R. Horton's copy offers both paths: "whether you want to select your homesite and personalize your build, or prefer a move-in-ready option." That is worth noticing, because most Final Opportunities communities are selling finished inventory only.
If you can still choose a homesite and personalise a build here, this is a better late-stage community than most. The usual problem with buying at the end of a community's life is that you get whatever lot nobody wanted, in whatever specification the builder already committed to. Being able to select and personalise removes both of those.
It also means the window is defined by lots rather than by finished homes, and D.R. Horton does not publish how many of either remain. Ask how many homesites are left, which ones, and what the cut-off is for personalising rather than taking a standard specification.
The two homes listed at the time of writing were both Harbor Oaks at 3,129 square feet, at $499,770 and $489,455. Those are finished-home prices with options and lot premiums in them, well above the $418,490 base for that plan. That gap is a useful illustration of what options and a lot premium add on a house this size.

Only one of the five is single-story: the Eaton at 1,733 square feet with a covered rear porch. If one-level living is a requirement, this community offers you exactly one option, and it is the entry plan.
The interesting comparison at the top is the Tillman against the Harbor Oak. They are within 16 square feet of each other, and the Tillman is $10,000 cheaper with a fifth bedroom and an extra half bathroom. The Harbor Oak answers with a primary suite that has an attached sitting room. If you are at that end of the price list, price both on the same day.
Every plan here except the Eaton is more expensive than at any Conway community that offers it. The Belfort is $371,490 against the $329,000s at Chapman Village; the Forrester is $395,490 against the $359,000s at Shaftesbury Glen; the Harbor Oak is $418,490 against the $380,000s. That is the Myrtle Beach premium, running $35,000 to $42,000 a plan.
The Boat Ramp and the South Strand Location
D.R. Horton leads its location pitch with the water: the community is "just 1 mile from the local boat ramp, making it easy to spend your mornings on the water." A mile to a boat ramp is a genuine amenity for anyone who owns a boat, and it is the only D.R. Horton community in the county that publishes one.
Beyond that the published distances are all South Strand: 2.3 miles to restaurants and coffee shops, 2.8 to Tidelands Health Family Medicine, 3.0 to Socastee Recreational Park, 5.6 to Lowes Foods, 5.7 to SayeBrook Town Center, 6.2 to Fun Warehouse, 6.6 to Surfside Beach and Indigo Creek Golf Club, 6.7 to Surfside Pier, 7.2 to South Strand Medical Center, 8.1 to the Murrells Inlet Marsh Walk, 9.5 to The Market Common, 10.4 to Coastal Grand Mall, 12.8 to Myrtle Beach International Airport and 13.1 to Brookgreen Gardens.
That is a good South Strand profile: under seven miles to the beach, under three to a doctor, under six to a supermarket. It is the same corridor as Sandpiper Place, an Express Series community that is also on Final Opportunities and opens $12,500 lower at $332,990. If location rather than specification is what you are buying, that comparison is worth making — and both communities are winding down at the same time.
One Amenity, and It Is Not a Pool
D.R. Horton publishes exactly one amenity at Heron Pointe: an HOA. The rest of the amenity block is the distance list above. There is no pool, clubhouse, playground, fitness centre, pond or gate.
For a community with the second highest entry price in the county, that is worth sitting with. You are paying for the Tradition Series specification, the plan sizes and the South Strand address — not for shared facilities. Waterbridge, the only more expensive community, publishes twelve amenities. Heron Pointe publishes one.
The HOA is listed with no dues figure published. With no shared facilities to maintain, dues should be modest. Ask for the amount, the budget and what they cover, and ask when the association transfers from builder control to homeowner control — at a community this close to build-out, that handover is imminent and it is when dues are most often revisited.

Schools Assigned to Heron Pointe
D.R. Horton publishes St. James Elementary, St. James Middle School and St. James High School, all in Horry County Schools, and publishes no distances for any of them. The mileage field on the page is blank.
The St. James cluster serves the Socastee and Burgess corridor and is the same group Winfield Farms and Sandpiper Place feed. Call Horry County Schools, confirm the assignment for the address, and drive the routes. Zones are set by the district, not the builder, and they can be redrawn.
What to Check Before You Buy Here
- Ask how many homesites are left and whether you can still personalise a build. D.R. Horton offers both paths and publishes neither a lot count nor a cut-off date. This is the question that determines whether the community is worth your time.
- Ask for the HOA documents, the dues and the transfer timing. No dues figure is published, and a community at build-out is approaching the handover from builder to homeowner control.
- Price the Tillman against the Harbor Oak. Sixteen square feet apart, $10,000 different, one extra bedroom and half-bath against a primary sitting room.
- Price your plan at a Conway Tradition community. The Myrtle Beach premium here runs $35,000 to $42,000 a plan against Shaftesbury Glen and Chapman Village.
