Jordan Grove is the cheapest way into a Mungo home anywhere in Horry County. The Ford floor plan starts at $259,900, eight of its ten listed homes are available right now, and it has the deepest plan roster of any Mungo community in Conway with nine floor plans. What it does not have is amenities.

Where Jordan Grove Is
Jordan Grove is off Highway 701 north of Highway 22, which puts it on the rural side of Conway rather than between Conway and the beach. Mungo is direct about the trade: the community "offers the perfect blend of serene country living with convenient access to all the excitement of Conway and the greater Myrtle Beach area," and is "nestled just outside the hustle and bustle."
Read that as farther out than Garden Grove or Hainer Place. Mungo puts the Myrtle Beach attractions at about 30 minutes, the same as it claims for its other Conway communities, but the Highway 22 interchange does the work here. Downtown Conway and the River District are a short drive south.
What you get for the location is the thing Mungo highlights most: "Each home is situated on a generous homesite, offering stunning views of private landscapes, serene water features, or a beautiful combination of woods and water." Lot quality is the pitch at Jordan Grove, and on a drive-through it holds up — the pond and tree-line homesites here are better than what $260,000 usually buys in this county.
All Nine Floor Plans and Prices
Every plan carries a published base price, worded on Mungo's page as "Starting at $X in Jordan Grove."
| Plan | Beds | Baths | Sq Ft | Base Price |
|---|---|---|---|---|
| Ford | 2-5 | 2-3.5 | 1,383-1,902 | $259,900 |
| Lawrence | 3-4 | 2-3.5 | 1,500-1,978 | $267,900 |
| Decatur | 3 | 2 | 1,643-1,700 | $274,900 |
| Durham II | 3-5 | 2-3 | 1,761-2,380 | $279,900 |
| Gwinnett II | 3-6 | 2-3 | 1,889-2,515 | $288,900 |
| Kershaw | 3 | 2.5 | 1,951-1,962 | $294,900 |
| Lanier | 2-4 | 2-3 | 1,989-2,595 | $297,900 |
| Lancaster | 4-5 | 2.5-3 | 2,152-2,175 | $303,900 |
| Pickens | 4 | 2.5 | 2,431-2,443 | $309,900 |
Two plans are exclusive to Jordan Grove among the Conway communities. The Decatur at $274,900 is a straightforward three-bedroom, two-bath single story between 1,643 and 1,700 square feet — a narrow range, which usually signals a plan with few structural options and therefore fewer ways for the price to climb during the build. The Kershaw at $294,900 is a two-story three-bedroom at 1,951 to 1,962 square feet, and it is the only two-story under $300,000 in the Mungo lineup.
The Durham II is the value standout. At $279,900 it stretches from 1,761 to 2,380 square feet and three to five bedrooms, and the same plan costs $303,900 at Garden Grove — a $24,000 difference, the largest same-plan gap between any two Mungo communities in the county.
The Lanier reaches 2,595 square feet, making it the largest home available at Jordan Grove, and it is $13,000 cheaper here than at Garden Grove.

Homes For Sale Right Now
Jordan Grove is the only Mungo community in Conway with meaningful immediate availability: eight of ten homes are move-in ready. Mungo publishes full specs on these cards including garage, which it does not do on the plan cards.
| Plan | Address | Price | Beds | Baths | Sq Ft | Garage | Status |
|---|---|---|---|---|---|---|---|
| Ford | 177 Bolsin Court | $278,900 | 3 | 2 | 1,383 | 2-car | Available Now |
| Decatur | 185 Bolsin Court | $289,900 | 3 | 2 | 1,667 | 2-car | Available Now |
| Durham II | 189 Bolsin Court | $292,900 | 3 | 2 | 1,761 | 2-car | Available Now |
| Lawrence | 444 Meadow Sweet Place | $299,900 | 3 | 2 | 1,500 | 2-car | Available Now |
| Ford | 468 Meadow Sweet Place | $314,900 | 3 | 3.5 | 1,902 | 2-car | Available Now |
| Kershaw | 417 Meadow Sweet Place | $319,900 | 4 | 3 | 1,962 | 2-car | Available Now |
| Gwinnett II | 215 Lister Street | $319,900 | 4 | 2 | 1,889 | 2-car | Ready October 2026 |
| Lancaster | 448 Meadow Sweet Place | $324,900 | 4 | 2.5 | 2,177 | 2-car | Available Now |
| Lancaster | 172 Bolsin Court | $334,900 | 5 | 3 | 2,175 | 2-car | Available Now |
| Gwinnett II | 184 Bolsin Court | $357,900 | 4 | 3 | 2,515 | 2-car | Ready October 2026 |
The two Fords are the clearest lesson in this table. Homesite 242 at 177 Bolsin Court is 1,383 square feet, three bed, two bath, $278,900. Homesite 217 at 468 Meadow Sweet Place is 1,902 square feet, three bed, three and a half bath, $314,900. Same plan, $36,000 apart, and the money bought 519 square feet and a bath and a half. That is a genuinely good per-square-foot conversion and it shows the Ford is worth building up rather than buying at base.
The two Gwinnett IIs work the same way: 1,889 square feet at $319,900 versus 2,515 at $357,900, so $38,000 for 626 square feet and a third bath.
The two Lancasters are the exception that goes the other direction. Homesite 212 is 2,177 square feet with four beds and two and a half baths at $324,900; homesite 260 is 2,175 square feet — two square feet smaller — with five beds and three baths at $334,900. The extra $10,000 buys a bedroom and a bath carved out of the same footprint, not more house.

Why This Is the Cheapest Mungo Community
Jordan Grove's $259,900 entry is the lowest published base price at any of Mungo's eight Horry County communities. Here is how it compares across the shared roster:
| Plan | Jordan Grove | Hainer Place | Garden Grove |
|---|---|---|---|
| Ford | $259,900 | $269,900 | — |
| Lawrence | $267,900 | $274,900 | — |
| Durham II | $279,900 | — | $303,900 |
| Gwinnett II | $288,900 | $287,900 | $307,900 |
| Lanier | $297,900 | — | $310,900 |
| Lancaster | $303,900 | $293,900 | — |
| Pickens | $309,900 | $299,900 | $319,900 |
Jordan Grove wins at the bottom of the market and loses at the top. It is the cheapest place to buy a Ford, Lawrence, Durham II or Lanier, and the most expensive of the three on the Lancaster and Pickens. If you are shopping under $300,000, start here. If you are shopping over $300,000, Hainer Place is generally the better buy.
The reason is what the price does not include. There is no pool at Jordan Grove — not built, not planned. No pickleball, no pavilion, no fitness center. Mungo lists "Common Areas" and "Ponds," and that is the complete amenity set. For a buyer who wants a good lot and a low payment and does not want to fund an amenity package through their HOA, that is the point rather than the problem.
Amenities: Common Areas and Ponds
Two items, and both are honest. The ponds are real and they are the reason to care about homesite selection here more than at Mungo's other Conway communities. A pond lot at Jordan Grove is a genuinely different living experience from an interior lot, and the price difference between them is usually smaller than the resale difference will be.
Jordan Grove is also the only Mungo community in Horry County that lists a fourth school assignment, the Academy for Technology and Academics, which is Horry County's career and technology center.

Four Errors on Mungo's Own Page
Jordan Grove's page has more internal contradictions than any other Mungo community in the county. None of them are disqualifying, but all four are the kind of thing that wastes a buyer's afternoon:
1. It says there are eight floor plans. There are nine. The body copy reads "The community features eight thoughtfully designed floor plans," and nine plan cards display: Ford, Lawrence, Decatur, Durham II, Gwinnett II, Kershaw, Lanier, Lancaster and Pickens. A plan was almost certainly added after the copy was written.
2. The square footage ceiling is 80 square feet too low. The same paragraph caps the range at "a spacious 2,515 square foot" home, which is the Gwinnett II's maximum. But the Lanier card displays up to 2,595.
3. The top plan is described as four-bathroom. No plan here has four bathrooms. Mungo's copy describes the largest home as "2,515 square foot six-bedroom, four-bathroom." The Gwinnett II, the only 2,515 square foot six-bedroom plan on the page, displays two to three baths. The most baths shown on any Jordan Grove plan is three and a half, on the Ford and the Lawrence.
4. The inventory count does not agree with itself. Mungo's Conway directory page shows "9 New Homes For Sale" plus "1 Under Construction" for Jordan Grove, while the community page shows "10 New Homes For Sale." Those reconcile arithmetically, but the ten cards break down as eight available now plus two ready October, which matches neither presentation.
