The community carries an Express Series designation and a Final Opportunities badge. D.R. Horton describes it as "a new home community where charm meets convenience in the heart of Conway, SC," offering "the perfect blend of small-town warmth and coastal access."

The published specification range is 3 to 5 bedrooms, 2 to 3.5 bathrooms, a 2-car garage, 1 to 2 stories, from 1,475 square feet, across six plans. At the time of writing two homes were listed for sale.

One thing to notice immediately: Kingston Bay publishes exact prices rather than rounded ones. Where most community pages show "$265s," this one shows $265,490, $272,490, $282,490 and so on. That is typical of a community at the end of its run, where the remaining inventory is specific rather than notional. It also makes comparison easier.

What "Final Opportunities" Means Here

D.R. Horton's own copy reads: "Final Opportunities to Own at Kingston Bay! With only a limited number of homes, now is your chance to call Kingston Bay home." The page lists two homes for sale and does not publish how many remain overall.

A community winding down changes the buying process in three concrete ways. First, what you see is what there is — you are choosing between finished or nearly finished homes rather than selecting a lot and a plan. Second, the lots left at the end are usually the ones that were not chosen first, so look carefully at position, orientation and what backs onto them. Third, the builder generally wants to close the community out, which can make the incentive conversation more productive than it would be at a community opening a new phase.

What it also means is that the prices below may not exist next month. Several of them are the lowest published figures for those plans anywhere in Horry County. If one of them is the number that makes your purchase work, treat this as a this-week decision rather than a this-quarter one.

Roughly $7,000 to $15,000 between each step, from a 1,475 square foot three-bedroom to a 2,583 square foot five-bedroom, with no inversions — unlike Ravenloft, where the smaller plan costs more, or Pinewood Estates, where the Galen and Manning are a thousand dollars apart.

The Cheapest Place in the County for Three Plans

Kingston Bay publishes the lowest price in Horry County for the Wren, and among the lowest for the Aria and the Galen. That is a striking thing for a Conway community with excellent school distances, and it is a direct consequence of the community winding down.

The Wren at $323,490 is the cheapest in the county by roughly $24,000. The next cheapest is Heritage Crossing in the $347,000s, and the most expensive is Winfield Farms at $398,990. Five bedrooms, three and a half bathrooms, 2,583 square feet with a first-floor primary suite, at $323,490, is the single best-value published figure in this entire series.

The Aria at $272,490 sits fourth cheapest of the 20 communities that build it, behind only Harper Meadows, Meadow Walk and a cluster in the $273,000s — all of which are in Loris, Conway's rural fringe or Galivants Ferry. Kingston Bay is seven minutes from downtown Conway.

The Galen at $300,490 is fourth cheapest of 19, again behind three Loris communities. The Cali at $282,490 and the Kerry at $265,490 are both competitive without being county-leading.

The short version: at Kingston Bay you are paying inland prices for an in-town Conway address with one-mile schools. That combination does not normally exist, and it exists here because the community is nearly finished.

Schools Assigned to Kingston Bay

D.R. Horton publishes Homewood Elementary School at 0.9 miles, Whittemore Park Middle School at 2 miles and Conway High School at 1.2 miles, all in Horry County Schools. All three are within about two miles.

Only Chapman Village publishes shorter school distances in this county, and only marginally. For comparison, Ravenloft publishes six and seven miles to the same middle and high schools, and Preserve at Cypress Commons publishes around eight miles to its Aynor-side schools.

Verify the assignment with the district. Zones are set by Horry County Schools, not the builder, and they can be redrawn. But as published, this is one of the best school-run profiles in the county.

Amenities and Location

D.R. Horton publishes one amenity at Kingston Bay: an HOA. The rest of the list is drive times. There is no pool, clubhouse, playground, fitness centre, pond or gate. If shared amenities are what you want, Dove Crossing or Heritage Crossing are the communities to look at instead.

The drive times published are 7 minutes to downtown Conway, 8 minutes to the Conway Riverwalk, 19 minutes to Tanger Outlets on 501, 29 minutes to Coastal Grand Mall, 31 minutes to Sayebrook Shops, 33 minutes to Broadway at the Beach and 34 minutes to downtown Myrtle Beach. Seven minutes to downtown Conway is the shortest published drive time to town of any D.R. Horton community in the county.

The HOA is listed with no dues figure published. With no shared facilities to maintain, dues here should be modest, but ask for the amount, the budget and what they cover before you go under contract. At a community nearing build-out, also ask when the association transfers from builder control to homeowner control, because that transition is when dues are most often revisited.

What to Check Before You Buy Here

  1. Ask how many homes are actually left and what they are. The page says "a limited number" and lists two. That number is the whole decision.
  2. Look hard at the remaining lots. At the end of a community, what is left is what nobody chose earlier. Check orientation, what backs onto the lot, and whether anything is planned for the land beyond the boundary.
  3. Ask for the HOA documents, the dues and the transfer timing. No dues figure is published, and a community at build-out is approaching the handover from builder to homeowner control.
  4. Ask what incentives are available on the remaining homes. Builders generally want to close a community out. This is the point in a community's life where that conversation goes best.
