Meadows at Four Mile is the most interesting community Mungo Homes has in Horry County right now, and almost nobody knows about it. It is a Conway address carrying Mungo's large coastal floor plans — homes up to 4,336 square feet — on 85 homesites five miles from downtown Conway. It is the only place in the county you can buy five of Mungo's nine biggest plans, and it is marked "Coming Soon!" with no prices published.

Why This Community Is Unusual
Mungo sells two entirely separate groups of floor plans in Horry County. There is a Conway group — the Ford, Lawrence, Bleckley, Durham II, Gwinnett II, Kershaw, Lanier, Lancaster, Meriwether, Pickens, Telfair, Turner, Decatur — sold at Garden Grove, Hainer Place, Jordan Grove and the upcoming Willows at Pitch Landing, priced $259,900 to $328,900. And there is a coastal group of much larger homes sold at Arcadia in Myrtle Beach and the upcoming North Cove, where standing inventory runs $444,900 to $602,096.
Not one plan name crosses between those two groups. Mungo's own Arcadia page acknowledges the split, describing "two collections of one- and two-story floor plans that range from 1,671 to over 4,330 square feet," without ever naming the collections or saying which plans belong to which.
Meadows at Four Mile is the exception. It is a Conway community stocked entirely from the coastal collection. Every one of its nine plans is a large-format plan, and its price band is "Low $400s" — the same band Mungo publishes for Arcadia in Myrtle Beach and for the Bally Castle townhomes in Murrells Inlet.
For a buyer who wants 3,000 to 4,300 square feet from this builder, that is the whole story. Until Meadows opens, the large plans are only available in Myrtle Beach at Myrtle Beach land prices. Meadows puts them on Conway land.
Where Meadows at Four Mile Is
Meadows sits on Four Mile Road in Conway. Mungo's own framing: "Welcome to Meadows at Four Mile in Conway, SC, just five miles from charming Downtown Conway. Residents enjoy easy access to local shops, dining, and the scenic Riverwalk, along with a convenient drive to the Grand Strand beaches, Broadway at the Beach, and Barefoot Landing."
Five miles from downtown Conway puts it in similar territory to Garden Grove, with the beach roughly a half hour out. Four Mile Road itself is a rural corridor, which is consistent with 85 homesites carrying homes of this size — these are lots that need room.

The range here is enormous: from 1,889 square feet at the bottom of the Goodwin to 4,336 at the top of the Yates II. Mungo's own copy gets this one right, describing "spacious single-family homes ranging from approximately 1,889 to 4,336 square feet," which matches the plan cards exactly. That is worth noting because the equivalent sentence at Garden Grove, Jordan Grove, Willows and North Cove is wrong on all four.
The Five Plans You Can Only Get Here
Five of the nine are not offered at any other Mungo community in Horry County:
- Yates II — 4,009 to 4,336 square feet, five to six bedrooms, four and a half baths. This is the largest home Mungo sells in Horry County, full stop.
- Webster II — 3,578 to 3,792 square feet, four to six bedrooms, three and a half to four and a half baths.
- Savannah — 2,886 to 3,089 square feet, and notable for starting at five bedrooms. If you need five bedrooms and do not want 3,500 square feet of house to heat and cool, the Savannah is the only Mungo plan in the county that does it.
- Cumberland — 2,020 to 2,400 square feet, three to four bedrooms.
- Warwick II — 3,295 to 3,699 square feet. Technically available at Arcadia too, but only as a single standing home at $602,096, so Meadows will be the only place to build one.
Mungo also notes that "select floorplans offer three-car garage options, providing added flexibility for storage, hobbies, or extra vehicles." It does not say which plans, and no garage information appears anywhere on the page. Given the size of the Warwick II, Webster II and Yates II, those are the likely candidates, but that is inference and you should ask.

What We Can Infer About Pricing
Mungo has published no price for any Meadows plan. Its band is "Low $400s." Here is the only hard data that exists on what these plans actually sell for, and it comes from standing inventory at Arcadia in Myrtle Beach:

Read those numbers carefully. They are finished homes with options and lot premiums in a Myrtle Beach community with a clubhouse, fitness center, pool and tennis courts. They are not base prices, and they are not Conway prices. A Conway base price for the same plan should land meaningfully below them — the comparison that exists in the Conway collection is that identical plans cost $15,000 to $22,000 less four miles apart within Conway alone, and Conway-to-Myrtle-Beach is a much bigger gap than that.
So: Mungo's "Low $400s" band is plausible for the smaller plans here, and the Yates II and Webster II will be well above it. Do not expect a 4,336 square foot home in the low $400s.

What Mungo Has Not Released Yet
Meadows at Four Mile is the thinnest page of Mungo's eight. Missing entirely:
- Every plan price. Nine plans, zero prices.
- Any amenities at all. There is no amenities section on the page. For a community whose price band is "Low $400s," that is a significant gap — and it may simply mean Meadows is not getting amenities, which would explain how large plans land in that band on Conway land.
- The ZIP code, a street address and any sales center location. Mungo publishes only "Four Mile Rd. | Conway, SC."
- An opening date. No quarter, no season, no year.
- Any HOA information.
- Garage and story counts on any plan card, despite the copy promising three-car garage options.
One inconsistency worth knowing: while the community page reads "Coming Soon!", Mungo's Myrtle Beach metro page simultaneously reports "1 Homes Under Construction" at Meadows. Those describe different stages. Something is being built there.
