The Bleckley is the cheapest plan at Garden Grove, which makes it the cheapest way into the only Mungo community in Horry County with a built pool, pickleball courts and natural gas. At 1,518 to 1,531 square feet with three bedrooms and two baths on one level, it is also the most predictable house Mungo sells here — a 13 square foot range means the quoted price and the delivered house are very nearly the same thing.

A 13 square foot range with fixed bedroom and bathroom counts is the tightest specification Mungo publishes in this county. There is no larger Bleckley, no four-bedroom version, no bonus room. That removes the option-creep risk that catches most first-time new construction buyers — but it also means that if 1,520 square feet is too small when you walk it, the answer is a different plan rather than a bigger one.

Where You Can Buy the Bleckley
| Community | City | Bleckley Starting Price | Amenities | Status |
|---|---|---|---|---|
| Garden Grove | Conway | $287,900 | Pool, pickleball, pavilion, fireplace, firepit, natural gas | 11 homes for sale |
| Willows at Pitch Landing | Conway | NOT PUBLISHED | Planned pool | Coming Soon — no listings yet |
Only one of the two communities has priced this plan. Willows at Pitch Landing publishes the Bleckley with square footage, beds and baths but no price at all, and it has no listings on the market yet.
The Cheapest Door Into Garden Grove
Garden Grove is Mungo’s amenity community in Horry County and the only one the builder markets as a natural gas community. Its amenity list is the deepest of the eight: a built pool, pickleball courts, an outdoor pavilion with grill stations, an outdoor fireplace and a firepit.
That package costs money on every plan Garden Grove shares with a cheaper Mungo community — $20,000 on the Gwinnett II, $20,000 on the Pickens, $22,000 on the Telfair, $24,000 on the Durham II. The Bleckley avoids that comparison entirely, because it is the one plan Garden Grove offers that no other selling Mungo community carries.
At $287,900 it is Garden Grove’s entry price, and it is $28,000 above the cheapest Mungo home in the county — the Ford at Jordan Grove, at $259,900. But Jordan Grove has no pool at all, built or planned. So the real question is not whether the Bleckley is good value against the Ford; it is whether the Garden Grove amenity package is worth $28,000 and a smaller, less flexible house.
| Ford at Jordan Grove | Bleckley at Garden Grove | |
|---|---|---|
| Base price | $259,900 | $287,900 |
| Square footage | 1,383-1,902 | 1,518-1,531 |
| Bedrooms | 2-5 | 3 fixed |
| Bathrooms | 2-3.5 | 2 fixed |
| Pool | None, none planned | Built |
| Pickleball | No | Yes |
| Natural gas | No | Yes |
For a buyer who will use the amenities, that is a fair trade. Pickleball in particular is the most requested amenity from relocating buyers in their fifties and sixties in this market, and very few communities under $400,000 in Horry County have dedicated courts.
For a buyer who will not, the Ford is $28,000 cheaper and can be built into a considerably larger house.
Before deciding, get the HOA figure. Mungo publishes none at any community, and Garden Grove’s amenity set has to be funded monthly. On a $287,900 purchase an extra $60 a month is another $7,200 over ten years.
Fifteen Hundred Square Feet, Fixed
The Bleckley is a compact single-story plan with nothing to configure, and that is genuinely its selling point rather than a limitation to apologise for.
What it removes. On most Mungo plans the base price describes the smallest version and the house you actually want costs meaningfully more — with no published option pricing to tell you how much. The Ford spans 519 square feet, the Lanier 606, the Gwinnett II 626. The Bleckley spans 13. When a salesperson quotes $287,900, that is close to the finished number.
What to check. Three bedrooms and two baths in roughly 1,520 square feet is efficient but not generous. Walk it with the dimensioned plan sheet and look at the secondary bedrooms and the great room, because at this size staging makes a bigger difference than it does in a 2,500 square foot house.
The garage is unpublished. Mungo’s Bleckley plan page shows no plan-level garage at all — one of only two plans in the Conway collection with that gap. Garage counts appear only on individual homesite listings. On a plan this size the garage is a significant share of the footprint and the elevation. Confirm it on the specific homesite before you compare anything.
Garden Grove has a Bleckley standing at 812 Wild Indigo Drive for $329,900, which is $42,000 over the base price on a plan with 13 square feet of range. That gap is finishes, lot premium and standard inclusions rather than size — which makes it one of the clearest illustrations available of how far a Mungo base price sits from a finished home.
Garden Grove, and the Willows Question
Garden Grove is at 126 Arrow Wood Drive in Conway, less than five miles from downtown, feeding Homewood Elementary, Whittemore Park Middle and Conway High. Eleven homes are listed from $329,900 to $399,900, four of them available now. It is the only Mungo community in the county described as a natural gas community.
One thing to know about its page: the hero band reads "Low $300s" while the Bleckley starts at $287,900. The band appears to be pegged to standing inventory rather than base pricing, and it means a buyer filtering under $300,000 would never see this community. If that band is why you skipped Garden Grove, you skipped a community you can afford.
Willows at Pitch Landing
Willows at Pitch Landing is Mungo’s next Conway community and it is pre-launch: nine plans published, zero prices, no ZIP code, no street address, no homesite count and no opening date. Its hero band reads "High $200s" but that is not tied to any plan. There is also no IDX listing page for it yet, because there are no MLS listings — which is the clearest possible confirmation that nothing has closed there.
Two of Mungo’s own claims about Willows do not hold against its plan cards. The copy caps the range at "2,443 square feet" while the Gwinnett II reaches 2,515 and the Lanier 2,595. And it promises "optional three-car garages" with no garage figure published anywhere on the page. Willows is also the only Mungo community in Conway not zoned to Homewood Elementary — it feeds South Conway Elementary.
For a Bleckley buyer, Willows is worth watching rather than waiting for. The plan is published there, so it will be available once pricing is released — and first-release buyers at Mungo communities have consistently done better than later phases. But with no price, no date and no listings, there is nothing to act on today beyond getting on the interest list.
Bleckley vs. Lawrence vs. Ford
| Ford | Lawrence | Bleckley | |
|---|---|---|---|
| Square footage | 1,383-1,902 | 1,500-1,978 | 1,518-1,531 |
| Bedrooms | 2-5 | 3-4 | 3 fixed |
| Bathrooms | 2-3.5 | 2-3.5 | 2 fixed |
| Cheapest base price | $259,900 | $267,900 | $287,900 |
| Where | Jordan Grove, Hainer Place | Jordan Grove, Hainer Place, Willows | Garden Grove, Willows |
On plan merit alone the Bleckley loses to both. The Ford is $28,000 cheaper and vastly more configurable. The Lawrence is $20,000 cheaper, starts smaller but reaches 1,978 square feet and three and a half baths.
But none of the three is sold at the same community, so this is not really a plan comparison — it is a community comparison wearing a plan’s clothes. The Bleckley costs more because Garden Grove costs more, and Garden Grove costs more because of what is built there.
Framed correctly, the question is: do you want the amenity community, and if so, is the smallest plan in it the right house? If the answer to the first is yes and the second is no, the next step up at Garden Grove is the Durham II at $303,900 for 1,761 to 2,380 square feet — $16,000 more for a far more flexible plan.
What Mungo Homes Does Not Publish
Three gaps apply to every Mungo plan in Horry County:
- No community page publishes garage or story counts. Those figures exist only on Mungo's individual plan pages, and even there they are plan defaults rather than community guarantees. Confirm on the specific homesite.
- No HOA figure is published at any of the eight communities. Not a fee, not a management company, not an inclusion list. It is the single most important unpublished number in a Mungo purchase.
- No option or upgrade pricing. Mungo publishes a base price and a square footage range but nothing about what it costs to move between them — and on plans with a wide range, that gap is thousands of dollars.
One more caution specific to this builder: Mungo's hero price bands contradict its own plan prices. Garden Grove advertises "Low $300s" while its cheapest plan is $287,900. Never treat a band as a starting price.

Frequently Asked Questions
How much is the Mungo Bleckley?
$287,900 at Garden Grove in Conway. It is also offered at the pre-launch Willows at Pitch Landing, which has published no price.
How big is the Bleckley?
1,518 to 1,531 square feet, three bedrooms, two baths, one story — a 13 square foot range, effectively a fixed size.
Is the Bleckley the cheapest Mungo home?
No. It is the cheapest plan at Garden Grove, but the Ford at Jordan Grove starts at $259,900 and the Lawrence at $267,900. The Bleckley’s premium is the Garden Grove amenity package.
What garage does the Bleckley have?
Mungo publishes no plan-level garage for the Bleckley. Garage counts appear only on individual homesite listings. Confirm per homesite.
Is the Bleckley one story?
Yes, per Mungo’s plan page.
Why is a standing Bleckley $329,900 when the base price is $287,900?
The $42,000 difference is finishes, lot premium and standard inclusions — it cannot be square footage, because the plan only varies by 13 feet. It is a useful illustration of the gap between a Mungo base price and a finished home.
When will Willows at Pitch Landing price the Bleckley?
Mungo has published no date. Willows is pre-launch with no prices on any of its nine plans and no MLS listings yet.
Is Garden Grove worth the premium?
It has the only built pool, pickleball courts, pavilion, outdoor fireplace and firepit in Mungo’s Horry County lineup, plus natural gas. Whether that is worth roughly $28,000 over Jordan Grove depends on whether you will use them — and on the HOA assessment, which Mungo does not publish.
The Entry Price to the Amenity Community
The Bleckley is not the cheapest Mungo plan and it is not the most flexible. What it is, is the least expensive way into the only Mungo community in Horry County with a built pool, pickleball courts and natural gas. Whether that is the right trade comes down to the HOA figure Mungo does not publish and the homesites still open at Garden Grove. We track all eight Mungo communities and can get you both. Representation on a new construction purchase costs you nothing.
