Willows at Pitch Landing — Conway SC New Homes by Mungo
Chapters

Willows at Pitch Landing is Mungo Homes' next Conway community, and as of this writing it is marked "Coming Soon!" with nine floor plans published and not a single price. This guide covers what Mungo has actually released, what those same nine plans cost today at its other Conway communities, and the two things about Willows that make it different from Garden Grove, Hainer Place and Jordan Grove.

Where Willows at Pitch Landing Is

Willows sits on Pitch Landing Road, which runs south and west of Conway toward Bucksport. Mungo's own distances: "just five miles from the Conway Riverwalk and downtown shopping," "15 minutes from Bucksport and only 13 minutes to the Waccamaw River and Coastal Carolina University."

That last one is the tell. Thirteen minutes to Coastal Carolina University is the shortest CCU commute of any Mungo community in the county, which matters for university staff and for investors looking at a market with 10,000-plus students. The Waccamaw River access is genuinely close here in a way it is not at Garden Grove or Hainer Place.

Mungo describes the overall pitch as a community that "balances convenience, space, and a laid-back lifestyle." In practice, Willows is farther from the beach than Mungo's other Conway communities and closer to the river and the university.

Two Things That Make Willows Different

1. It is the only Mungo Conway community not zoned to Homewood Elementary. Garden Grove, Hainer Place and Jordan Grove all feed Homewood Elementary. Willows feeds South Conway Elementary School. If you have compared the two schools and have a preference, that single fact may decide which of the four communities you buy in.

2. Its plan roster is the widest of the four. Willows publishes nine plans, the same count as Jordan Grove, but it is the only Conway community offering both the entry-level Bleckley and the mid-size Meriwether, and it carries seven of the eight most commonly offered Mungo plans in the county. That breadth suggests Mungo intends Willows to be a large, long-running community rather than a small infill phase.

All Nine Floor Plans

Mungo publishes square footage, beds and baths for every plan at Willows. It publishes no price for any of them, and it publishes no garage or story count on the community page.

From Mungo's individual plan pages, the Kershaw, Lancaster, Meriwether and Pickens are two-story plans and the Lawrence, Bleckley, Durham II, Gwinnett II and Lanier are one-story, typically with two-car garages. Those are plan defaults across Mungo's whole footprint, not Willows-specific commitments.

What These Plans Cost at Mungo's Other Conway Communities

Mungo has not priced Willows. But all nine of these plans are actively sold at Garden Grove, Hainer Place or Jordan Grove, four miles up the road and in the same school district. The table below is other communities' pricing — it is not a Willows price list and Mungo has made no commitment to any of it. It is the best available estimate of what Willows will open at.

PlanJordan GroveHainer PlaceGarden GroveRange
Lawrence$267,900$274,900—$267,900-$274,900
Bleckley——$287,900$287,900
Durham II$279,900—$303,900$279,900-$303,900
Gwinnett II$288,900$287,900$307,900$287,900-$307,900
Kershaw$294,900——$294,900
Lanier$297,900—$310,900$297,900-$310,900
Lancaster$303,900$293,900—$293,900-$303,900
Meriwether—$294,900$309,900$294,900-$309,900
Pickens$309,900$299,900$319,900$299,900-$319,900

Mungo's "High $200s" band for Willows is consistent with that spread, since the cheapest of these nine plans elsewhere is the Lawrence at $267,900. What the band cannot tell you is where in the range Willows will land, and that depends almost entirely on the amenity package — the same four plans cost $15,000 to $22,000 more at amenity-rich Garden Grove than at Hainer Place.

Willows is getting a pool. That points toward Garden Grove pricing rather than Jordan Grove pricing. Treat the high end of each range above as the more likely outcome, not the low end.

How to Buy a Mungo Community Before It Opens

Three of Mungo's eight Horry County communities are pre-launch right now, and buying into a first phase is a different transaction from buying a finished home. A few things we have learned watching this builder release phases:

The first release is usually the cheapest. Builders raise base prices as phases sell through, and at Mungo the increases tend to come in $5,000 to $10,000 steps. Across the Conway communities we can see the endpoint of that process: the Durham II opened lower and now sells for $279,900 at Jordan Grove and $303,900 at Garden Grove. A buyer in a first release is buying at the bottom of that curve.

The homesites are the real inventory. At Willows, every buyer will have access to the same nine plans. What they will not all have access to is a pond lot, a wooded rear boundary or a cul-de-sac. Lot premiums at Mungo's Conway communities are modest relative to what those lots are worth at resale, which makes first-phase selection the single highest-leverage decision in the whole purchase.

The amenity timeline is negotiable in writing, not in conversation. Willows is getting a pool and Mungo has published no date for it. Sales staff turn over; a written timeline and a written remedy do not.

Do not wait for the price list. By the time a Coming Soon page has prices on it, the first release is usually spoken for. If Willows is the community you want, the move is to get on the interest list now and have financing in place, so you can act on the release rather than react to it.

Amenities

Mungo lists one: a pool. The body copy is careful about it — "Future amenities include a community pool, giving residents a place to relax and connect close to home" — while the amenity chip on the page says simply "Pool" with no qualifier. The prose is the accurate version. The pool does not exist yet.

If you buy into the first phase of Willows, ask three questions in writing: when the pool is scheduled, what happens to your HOA assessment before it is built, and what the remedy is if it slips. A planned amenity that arrives three years late is one of the most common new construction disputes in Horry County.

Schools

  • South Conway Elementary School
  • Whittemore Park Middle School
  • Conway High — Mungo's page omits the word "School"; the district's school is Conway High School

South Conway Elementary is the differentiator, as noted above. Horry County Schools sets and occasionally redraws attendance zones, so confirm current assignment directly if schools are driving your decision, especially at a community that has not opened yet.

What Mungo Has Not Released Yet

Willows is a pre-launch page and it shows. Missing entirely:

  • Every plan price. Nine plans, zero prices.
  • The ZIP code. Mungo publishes only "Pitch Landing Rd. | Conway, SC."
  • Any street address or sales center location.
  • A homesite count. No indication whether this is 40 lots or 400.
  • An opening date. No quarter, no season, no year.
  • Any HOA information.
  • Garage and story counts on any plan card.

Two of Mungo's own claims about Willows also do not hold up against its own plan cards. The copy says homes feature "1,500 to 2,443 square feet," but the Gwinnett II reaches 2,515 and the Lanier reaches 2,595 — the published ceiling is 152 square feet too low. And the copy promises "optional three-car garages," while no garage figure appears anywhere on the page and the Bleckley and Lanier plan pages show no plan-level garage at all. The three-car option may well be real; Mungo simply has not published anything to support it.

We have also seen a third-party brokerage claim that Mungo "has just announced pricing" for Willows. That pricing is not on mungo.com. Until it is, treat any Willows price you see quoted as unverified.

Frequently Asked Questions

How much will homes cost at Willows at Pitch Landing?

Mungo has not published prices. Its price band reads "High $200s." The same nine plans sell for $267,900 to $319,900 at its other Conway communities, and because Willows is getting a pool, the upper half of that range is more likely.

When does Willows at Pitch Landing open?

Mungo has not published an opening date. The page reads "Coming Soon!" with no quarter or year given.

How many floor plans will Willows have?

Nine are published: Lawrence, Bleckley, Durham II, Gwinnett II, Kershaw, Lanier, Lancaster, Meriwether and Pickens.

What schools will Willows at Pitch Landing feed?

South Conway Elementary School, Whittemore Park Middle School and Conway High School. It is the only Mungo community in Conway not zoned to Homewood Elementary.

Will Willows at Pitch Landing have a pool?

Mungo says a community pool is a future amenity. It is not built. Ask for the timeline in writing.

Can I get on a list for Willows at Pitch Landing?

Mungo runs a VIP interest list for its Coming Soon communities. Getting on it early matters more here than at an open community, because first-phase homesite selection is where the value is.

How far is Willows from Coastal Carolina University?

Mungo puts it at 13 minutes, the shortest CCU commute of any of its Horry County communities.

Get in Before the Price List Exists

The best homesites in a Mungo community go in the first release, usually before the community is widely marketed and sometimes before pricing is public. We track all eight Mungo communities in Horry County and can get you in front of the Willows release rather than behind it. Representation on a new construction purchase costs you nothing.
