Mungo Telfair Floor Plan — Horry County SC Prices
Chapters

The Telfair is the second-largest plan Mungo Homes sells in Conway and carries the biggest community price gap in the builder’s Horry County lineup — $22,000 between Hainer Place and Garden Grove for the identical house. At 2,771 to 2,833 square feet with up to six bedrooms and four full baths, it is also the most bathroom-capable plan Mungo offers in the county outside its coastal collection.

Up to four full bathrooms is the specification that matters here. Most of Mungo’s Conway plans cap at three or three and a half. The Telfair reaches four, and it does it alongside a six-bedroom ceiling — which makes it the plan to look at if you need genuine bathroom access across a large household without moving to the coastal collection and its $450,000-plus pricing.

Twenty-two thousand dollars is the widest same-plan gap Mungo publishes in Horry County. Unlike most builder price gaps, this one has a clear and fully published explanation.

The $22,000 Gap Is the Best-Explained in the Market

Most builder price gaps in this county require a trip to the sales office to understand. This one does not — Mungo publishes both sides of it:

Hainer PlaceGarden Grove
Telfair base price$306,900$328,900
PoolPlanned, not builtBuilt
Pickleball courtsNoYes
Pavilion with grill stationsNoYes
Outdoor fireplace and firepitNoYes
Natural gasNoYes

The Telfair is identical on both sides — same 2,771 to 2,833 square feet, same four to six bedrooms, same two and a half to four baths. The $22,000 is entirely the community.

Garden Grove is the only Mungo community in Horry County marketed as a natural gas community, and it has the deepest amenity package the builder offers here. Hainer Place has one pool, and it is planned rather than built.

This is a clean, quantified choice, which is rare. If you will use a pool and pickleball courts regularly, $22,000 over a ten-year hold is not much for an amenity set you cannot add later. If you will not, Hainer Place is $22,000 of house you keep.

The Telfair is where this trade costs the most. Mungo charges $20,000 for the same step on the Gwinnett II and Pickens, and $15,000 on the Meriwether. At $22,000 the Telfair is the most expensive way to buy into Garden Grove among the plans the two communities share.

One caveat that runs the other way. Mungo publishes no HOA fee at any of its eight communities, and Garden Grove’s amenity package has to be funded monthly. A higher assessment there could erode a meaningful share of the $22,000 over a long hold. Get both figures in writing before you treat the purchase-price gap as the whole picture.

Six Bedrooms, Four Baths, and Two Unpublished Specs

At up to 2,833 square feet with six bedrooms and four full baths, the Telfair is specified for a large household or a home that hosts regularly. The bathroom ceiling is what distinguishes it — four full baths across six bedrooms is a workable ratio, where the Gwinnett II’s three baths across six bedrooms is not.

Only the Turner goes further in Mungo’s Conway collection, reaching four and a half baths at 3,049 square feet for $311,900 at Hainer Place — $5,000 above the Telfair there, for about 216 more square feet. That is a strong comparison and we cover it below.

Two specifications are missing and they matter at this size. Mungo publishes no story count and no garage count for the Telfair on either community page, and we have not been able to verify either from its individual plan page. For a 2,800 square foot six-bedroom house, whether it is one storey or two is a fundamental question — it determines whether the plan works at all for a single-level buyer, and it changes the lot requirement and the roofline.

Do not assume. Ask for the plan sheet before you tour, and get the garage in the purchase agreement.

When you walk it, check how the four baths are distributed. Four full baths across six bedrooms can mean two proper suites plus two shared, or one suite and three bedrooms queuing — materially different houses for a multi-generational buyer.

Hainer Place vs. Garden Grove

These are Mungo’s two Conway communities that share the most plans, and they are positioned deliberately apart.

Hainer Place is the value community. It is cheaper than Garden Grove on every one of the four plans they share — $22,000 on the Telfair, $20,000 on the Gwinnett II, $20,000 on the Pickens, $15,000 on the Meriwether. It also carries the Turner, the largest plan Mungo sells in Conway, which Garden Grove does not. Its drawback is availability: none of its ten listed homes is ready before October.

Garden Grove is the amenity community: a built pool, pickleball courts, an outdoor pavilion with grill stations, an outdoor fireplace, a firepit, and natural gas. Four of its eleven homes are available now. Its own hero band reads "Low $300s" while its cheapest plan is $287,900, so do not use the band to filter.

Both feed Homewood Elementary, Whittemore Park Middle and Conway High. Both are within five miles of downtown Conway.

For a Telfair buyer the question is narrow and answerable: do you want the amenity package enough to pay $22,000 and a probably-higher monthly assessment for it?

Telfair vs. Turner vs. Pickens

Twelve thousand dollars covers all three at their cheapest communities, and all three are at Hainer Place.

Against the Pickens: $7,000 more buys roughly 390 square feet, two more bedrooms and a jump from a fixed two and a half baths to a possible four. That is a large capability increase for very little money, and it makes the Telfair the better buy for any household that might need more than four bedrooms.

Against the Turner: $5,000 more buys about 216 more square feet and half a bathroom more. The Turner is the largest plan Mungo sells in Conway and the most bathroom-capable at four and a half. If you are already at $306,900 for the Telfair, the Turner is worth pricing on the same visit — it is only available at Hainer Place, which is where the cheap Telfair is anyway.

The honest read: at Hainer Place, the Telfair is squeezed between two plans that are each a few thousand dollars away and arguably better value. Its strongest case is at Garden Grove, where it is the largest plan available and the Turner is not offered at all.

What Mungo Homes Does Not Publish

Three gaps apply to every Mungo plan in Horry County:

  • No community page publishes garage or story counts. Those figures exist only on Mungo's individual plan pages, and even there they are plan defaults rather than community guarantees. Confirm on the specific homesite.
  • No HOA figure is published at any of the eight communities. Not a fee, not a management company, not an inclusion list. It is the single most important unpublished number in a Mungo purchase.
  • No option or upgrade pricing. Mungo publishes a base price and a square footage range but nothing about what it costs to move between them — and on plans with a wide range, that gap is thousands of dollars.

One more caution specific to this builder: Mungo's hero price bands contradict its own plan prices. Garden Grove advertises "Low $300s" while its cheapest plan is $287,900. Never treat a band as a starting price.

Frequently Asked Questions

How much is the Mungo Telfair?

$306,900 at Hainer Place and $328,900 at Garden Grove, both in Conway — a $22,000 gap, the widest Mungo publishes in Horry County.

How big is the Telfair?

2,771 to 2,833 square feet, four to six bedrooms, two and a half to four baths.

Is the Telfair one story or two?

Mungo does not publish a story count for the Telfair on either community page, and we have not verified it from the plan page. Ask directly, particularly if single-level living is a requirement.

What garage does the Telfair have?

Not published on either community page. Get it in the purchase agreement.

Why is the Telfair $22,000 more at Garden Grove?

Garden Grove is a natural gas community with a built pool, pickleball courts, a pavilion with grill stations, an outdoor fireplace and a firepit. Hainer Place has a planned pool. Mungo publishes both amenity lists, so this gap is unusually well explained.

Does the Telfair have four full bathrooms?

Mungo publishes the bath range as two and a half to four. Reaching four means building toward the top of the range, and Mungo publishes no option pricing.

Should I look at the Turner instead?

At Hainer Place the Turner is $5,000 more for about 216 additional square feet and a higher bathroom ceiling at four and a half. It is only offered at Hainer Place. Worth pricing on the same visit.

Which community has the cheaper Telfair?

Hainer Place, at $306,900.

The Clearest $22,000 Decision in the Market

The Telfair is the same house at two Conway communities, $22,000 apart, and for once the builder publishes exactly what the money buys: a built pool, pickleball, a pavilion, a firepit and natural gas. What Mungo does not publish is the HOA assessment behind those amenities, or whether this plan is one storey or two. We track all eight Mungo communities in Horry County and can get you both. Representation on a new construction purchase costs you nothing.
