Hilton Head Island / Bluffton

Are you considering a move to coastal South Carolina and trying to decide between Myrtle Beach and Hilton Head? Here is an honest comparison of both markets to help you make the right decision.

South Carolina offers two of the most compelling coastal real estate markets on the East Coast — the Grand Strand anchored by Myrtle Beach in the north, and the Sea Islands anchored by Hilton Head in the south. Both are genuinely great places to live. But they are very different markets with very different lifestyles, price points, and buyer profiles. Here is what you need to know about each.

The Markets at a Glance

Myrtle Beach / Grand Strand

  • 60 miles of coastline from Little River to Pawleys Island
  • Population: approximately 413,000 in the metro area and growing rapidly
  • Median home price: approximately $300,000 to $360,000 area-wide
  • Character: energetic, diverse, growing, golf-heavy, broad lifestyle amenities
  • Best known for: world-class golf, affordable coastal living, strong retiree and relocation market

Hilton Head Island / Bluffton

  • Sea Island barrier island with neighboring mainland community of Bluffton
  • Population: approximately 50,000 on the island, 125,000 in the broader Beaufort County area
  • Median home price: approximately $600,000 to $700,000 on the island; $400,000s in Bluffton
  • Character: quiet, exclusive, nature-forward, plantation community lifestyle
  • Best known for: gated plantation communities, tennis, cycling, privacy, natural beauty

Cost of Living and Home Prices

This is the starkest difference between the two markets. Myrtle Beach is significantly more affordable than Hilton Head Island. A budget of $400,000 buys you a well-appointed single-family home in a strong community with good amenities in the Myrtle Beach market. The same budget on Hilton Head Island gets you significantly less — most single-family homes on the island proper now start in the $600,000s, with plantation community homes frequently in the $700,000s to $1 million range.

Bluffton — Hilton Head's mainland neighbor — offers more accessible pricing in the $350,000 to $550,000 range, but the community character is different from the island itself.

For buyers maximizing lifestyle value per dollar, Myrtle Beach delivers a strong advantage.

Lifestyle and Character

Myrtle Beach and Hilton Head attract fundamentally different types of buyers, and the right choice depends heavily on your own temperament.

Myrtle Beach is energetic, diverse, and active. It has more than 80 golf courses, a growing restaurant and entertainment scene, strong community events, and a large population of year-round residents from across the country. The Grand Strand is a place where things are happening. There is always something to do. The community is large enough to offer genuine diversity of people, perspectives, and social opportunities.

Hilton Head is quieter, more exclusive, and more nature-forward. The plantation communities — Sea Pines, Palmetto Dunes, Shipyard, Port Royal — create a gated, managed lifestyle centered around golf, tennis, cycling on the extensive trail system, and natural beauty. The island has strict development restrictions that have preserved its natural character over decades. It is a more private, more contained, and more polished experience than Myrtle Beach — at a corresponding premium.

Golf

Both markets offer excellent golf, but the Grand Strand is in a different category for sheer volume and variety. More than 80 courses ranging from accessible public tracks to PGA Tour-caliber facilities create a golf ecosystem that no other market in the country can match at comparable price points. Hilton Head's courses — particularly Harbour Town Golf Links, host of the RBC Heritage tournament — are among the most prestigious in the South, but there are fewer of them and greens fees are generally higher.

For serious golfers who play regularly, Myrtle Beach offers more courses, more variety, and more accessible daily-fee options.

Weather

Both markets enjoy similar coastal South Carolina climates — mild winters, warm springs and falls, and hot summers. Hilton Head is slightly further south and has marginally warmer winters. Both are subject to Atlantic hurricane risk during the June through November season. This is not a meaningful differentiator between the two markets.

Healthcare Access

Grand Strand Medical Center and Conway Medical Center provide strong healthcare access for Myrtle Beach area residents. Coastal Carolina Hospital and Hilton Head Regional Medical Center serve the Hilton Head and Bluffton market. Both markets have been expanding their healthcare infrastructure as populations grow. Neither has a meaningful advantage over the other for standard medical needs, though both require travel to Charleston, Columbia, or Charlotte for highly specialized care.

The Airport Question

Myrtle Beach International Airport (MYR) offers direct flights to a growing list of major cities, with service that has expanded meaningfully as the Grand Strand's population has grown. Hilton Head Airport (HHH) is a smaller regional facility with limited commercial service, and most Hilton Head residents use Savannah/Hilton Head International Airport (SAV) approximately 45 minutes away for most travel.

For buyers who travel frequently, the Grand Strand's airport access gives Myrtle Beach a practical advantage.

Which Market Is Right for You?

Choose Myrtle Beach if: You want more home for your money, more golf options, a more active and diverse community, a faster-growing market with strong long-term appreciation tailwinds, and a broader range of lifestyle options at every budget level.

Choose Hilton Head if: You want quiet, exclusivity, a more controlled and private environment, and you are comfortable paying the premium for one of the most beautiful and prestigious addresses on the East Coast.

Both are excellent choices. The right answer depends entirely on your own lifestyle priorities and financial situation.
