The Shortest School Run in the County

Waterway Elementary at 0.7 miles. North Myrtle Beach Middle School at 0.8 miles. North Myrtle Beach High School at 1.8 miles. All in Horry County Schools, all published by D.R. Horton, and all within two miles of the community.

No other D.R. Horton community in this county comes close across all three. Chapman Village publishes 1.4, 1.7 and 0.8 miles; Kingston Bay 0.9, 2 and 1.2. Sandridge Park is marginally better than both, and it is the only one of the three that is not in Conway.

Compare that to Evington Place in Longs at 14.4, 15.4 and 14.5 miles, or Preserve at Cypress Commons at roughly eight miles to its Aynor-side schools. Over the years you own a house, the difference between a one-mile school run and a fourteen-mile one is a substantial amount of your life.

Read that list and the pattern is clear: the beach, a hospital, three golf courses, the waterfront and North Myrtle Beach's Main Street are all inside six miles. Very few communities in this series can say that, and none of the inland ones can.

Four of the eight are single-story, and the top of the list is where this community gets interesting. The Elle at the $343,000s is the second cheapest in the county for a five-bedroom, 2,713 square foot plan with a first-floor primary bedroom — and here it comes with sub-two-mile schools.

The Arden at 1,885 square feet is unusual and only appears here. Four bedrooms, two and a half bathrooms, two storeys, at the $324,000s. It is worth pricing against the single-storey Dover, which is two square feet smaller, has one fewer bedroom and costs $14,000 more.

The Galen at the $328,000s prices below the smaller Dover and the smaller Robie, which is the familiar homesite-release effect. Ask for all eight prices on one sheet rather than assuming size tracks cost.

The "Low HOA" Claim

D.R. Horton's amenity list at Sandridge Park includes the bullet "Low HOA" — and no dues figure anywhere on the page. That is a claim without a number attached, and it is worth treating as a prompt rather than as information.

Low compared to what? A community with no pool, no clubhouse and no gate should have modest dues, so the claim is probably fair. But "low" is not a figure you can budget against or compare, and it is the kind of statement that sets an expectation a buyer then carries into a contract.

Ask for the actual dues amount, the frequency, the association budget, what the dues cover, and when they were last increased. Ask also when the association transfers from builder control to homeowner control, because that handover is when dues are most often revisited — and a "low HOA" at handover is not a guarantee of a low HOA afterwards.

Beyond the HOA line, the published amenities are granite countertops, stainless steel appliances, the Home is Connected smart home system, quick access to highways and nearby grocery stores and shops.   2. Verify the school assignment with the district. Sub-two-mile schools are the main reason to buy here, so confirm it rather than taking the builder's page for it.
  3. Get all eight plan prices on one sheet. The Galen prices below two smaller plans here, so do not assume size tracks cost.
  4. Price the Arden against the Dover. Two square feet apart, one more bedroom on the Arden, and the Dover costs $14,000 more.
  5. Ask which phase is releasing and what the lot premiums are. No homesite count or phase information is published.
  6. Drive to Cherry Grove Beach and to the Little River waterfront. Four and five miles respectively. Those drives are what you are paying for.
