If you have not lived near a college stadium before, that is worth experiencing before you commit — visit on a game day if you can, and ask current residents what the street looks like.
The rest of the time the location is strong. Four minutes to a university campus and eight to downtown Conway is as close-in as any D.R. Horton community in the county, and the 32-minute run to Myrtle Beach is reasonable for a Conway address.

D.R. Horton publishes Waccamaw Elementary at 0.3 miles, Black Water Middle School at 2.2 miles and Carolina Forest High School at 3.6 miles, all in Horry County Schools. Three tenths of a mile to the elementary school is the shortest published school distance of any D.R. Horton community in Horry County.
Note that these are Carolina Forest-side schools, not Conway schools. Every other D.R. Horton community in Conway feeds Conway High School or, in a couple of cases, Aynor. This one feeds Carolina Forest High. That is a meaningful difference and one of the main reasons to look at this community if schools drive your decision.
Verify the assignment with the district. Zones are set by Horry County Schools, not the builder, and they can be redrawn. A three-tenths-of-a-mile walk to an elementary school is worth confirming rather than assuming.
How It Prices Against Single-Family Alternatives
At $248,990 published, The Townes at Amber Bluff is the second cheapest D.R. Horton entry price in Horry County, behind Pinewood Estates at $239,490. Evington Place in Longs opens at $246,490, Hemingway Landing at $260,490, Dove Crossing and Ravenloft at $261,990.
