What Is the D.R. Horton Calvert Floor Plan?

D.R. Horton publishes the Calvert as a three-bedroom, two-bathroom single-story home of 1,633 square feet with a two-car garage, and it carries the Tradition Series mark. The description is two sentences long: "The Calvert brings everything you need onto one level," with "a bright open kitchen and great room that flow seamlessly to the covered patio," and "the spacious primary bedroom is tucked away from two additional bedrooms."

That is the entire published description, and it is worth knowing going in. D.R. Horton publishes no room dimensions for this plan, no itemized included-features list, and — unusually — not even the Home is Connected smart home paragraph that appears on most of its plan pages. The plan drawing and a walkthrough are the only real sources of information about this house.

Calvert Floor Plan Layout and the Covered Patio

The kitchen and great room are one space and they open outward: "a bright open kitchen and great room that flow seamlessly to the covered patio." A covered patio published as part of the plan rather than as an option puts the Calvert in the same small group as the Acadia, the Eaton, the Alston, the Forrester, the Lakeside and the Downing.

On this coast that matters more than the square footage. An uncovered slab is unusable through most of a Grand Strand summer; a roofed one is a room. If outdoor space is part of what you want, the list of D.R. Horton plans here that publish covered space is short, and the Calvert is on it.

The bedrooms are split: "the spacious primary bedroom is tucked away from two additional bedrooms." At 1,633 square feet that separation is what makes the third bedroom genuinely usable as a guest room rather than an overflow space.

Confirm the smart home package is included. The Calvert's plan page does not carry the Home is Connected paragraph that appears on most other D.R. Horton plans, and that absence reproduces on more than one community page. It is probably included as a company-wide standard, but get it on the specification rather than assuming.

Calvert vs Acadia — 15 Square Feet Apart, Sold Together

The Acadia is a three-bedroom, two-bathroom single-story home of 1,618 square feet with a two-car garage and a covered patio, carrying the Tradition Series mark. The Calvert is 1,633. Fifteen square feet, and every other published specification is the same.

What makes this pair different from the others in D.R. Horton's range is that all three communities sell both. Chapman Village, Maple Grove and The Forest at Black Bear each list the Acadia and the Calvert side by side on the same price sheet. Unlike the Alston and the Eaton, you will actually be choosing between them.

The marketing copy is close to identical. The Acadia "brings easy, one-level living to life" with "an open kitchen, dining, and living area that flows naturally to the covered patio" and "the primary bedroom tucked away for privacy and two additional bedrooms up front." The Calvert "brings everything you need onto one level" with "a bright open kitchen and great room that flow seamlessly to the covered patio" and a "spacious primary bedroom... tucked away from two additional bedrooms." Same house, described twice.

The price difference is small and consistent: the Calvert runs about $4,000 to $6,000 above the Acadia at each community. At The Forest at Black Bear it is $296,990 against the Acadia's $296,000s; at Chapman Village $302,490 against $298,000s; at Maple Grove the $342,000s against the $341,000s.

So when you are standing in the sales office, ask to see both plan drawings together. Fifteen square feet and $4,000 is not a decision you can make from a spec sheet — it is a decision about which arrangement of rooms you prefer, and the drawings are the only thing that will tell you. Which Horry County Communities Build the Calvert?

Three Horry County communities are confirmed on D.R. Horton's own pages as offering the Calvert as of September 2026. Plan availability rotates as phases release and sell out, so confirm before you count on it at a specific community.

A note on the series labelling: The Forest at Black Bear renders the badge as "Black Bear Traditions" rather than the standard Tradition Series mark, and Maple Grove publishes no series at all. Same line, different label treatment per community. Ask for the included-features sheet rather than reading the badge.

The two cheapest are only $5,500 apart and are very different communities. The Forest at Black Bear publishes a pool, clubhouse, fitness centre, dog park and long-term rentals allowed, with six-mile schools and 21 plans. Chapman Village publishes 45 homesites, no shared amenities, and the shortest school distances in the county at 0.8 to 1.7 miles.

Why the Same Calvert Ranges $45,000 by Community

The lowest published Calvert base price in Horry County is $296,990 at The Forest at Black Bear in Longs; the highest is in the $342,000s at Maple Grove in Conway. Roughly $45,000 between them on a plan offered at only three communities.

Almost all of the gap is between Maple Grove and the other two. The Forest at Black Bear and Chapman Village are $5,500 apart; Maple Grove is roughly $40,000 above both. Maple Grove prices most of its 14 plans at the upper end of their countywide ranges, and the Calvert is no exception.

What Maple Grove offers in return is a pool and a fitness centre, which Chapman Village does not publish. The Forest at Black Bear publishes both of those and more, at $45,000 less. On the amenity comparison alone, that is difficult arithmetic for Maple Grove — the argument for it is the Conway location and the deeper plan list.

Incentives move the number again, and are usually conditioned on using the builder's affiliated lender or closing inside a set window. Treat the base price as the start of the conversation.

Who the Calvert Works Best For

The Calvert suits buyers who want Tradition Series specification, one level, a covered outdoor room and a private primary bedroom, without paying for a fourth bedroom. Retirees, couples who want a guest room and an office, and downsizers from two-storey homes all fit this plan.

It works less well if you are optimising for price per square foot. At 1,633 square feet and $296,990 to the $342,000s, the Calvert costs considerably more than an Express Series plan of similar size — the Aria at 1,618 square feet starts in the $268,000s at Harper Meadows. Whether the Tradition finish level and the covered patio justify the difference is a question only the two included-features sheets can answer.

What to Check Before You Sign on a Calvert

  1. Ask to see the Calvert and Acadia drawings side by side. All three communities sell both, they are 15 square feet apart, and the published descriptions will not tell you the difference.
  2. Confirm the covered patio is standard, and get its dimensions. It is published as part of the plan but no measurements exist anywhere.
  3. Confirm the Home is Connected package is included. The Calvert's plan page does not carry the smart home paragraph that appears on most other D.R. Horton plans.
  4. Get the Tradition and Express included-features sheets. The Calvert's premium over an Express plan of similar size is a specification premium, and you cannot judge it without both lists.
  5. Compare The Forest at Black Bear and Chapman Village. They are $5,500 apart with completely different amenity packages and school distances.
  6. Get a dimensioned plan sheet. The published description is two sentences long and no dimensions exist. The drawing is the only real source.
  7. Bring your own agent to the first visit. The agent in the model home works for D.R. Horton.
