The gaps are not small. The Aria is roughly $83,000 below the most expensive Aria in the county. The Kerry is about $80,000 below the most expensive Kerry. Six of the eight are single-story, and the Cameron at the $256,000s is the cheapest four-bedroom D.R. Horton sells anywhere in Horry County. Four bedrooms, two bathrooms, 1,498 square feet, one level. The trade is the single garage bay.

The Galen at the $291,000s prices below the smaller Manning at the $293,000s, as it does at most communities. The Galen is 137 square feet larger with a ground-floor flex room; the Manning puts the primary bedroom downstairs. Price both.

Six Golf Courses Inside Seventeen Minutes

D.R. Horton publishes an unusually long drive-time list for Harper Meadows, and the striking thing about it is the golf. Shaftesbury Glen Golf & Fish Club at 11 minutes, Arcadian Shores Golf Club at 15, The Long Bay Golf Club at 15, Aberdeen Country Club at 16, Crown Park Golf Club at 16 and Diamondback Golf Club at 17.

Six courses inside seventeen minutes is more than any other community in this series publishes. If golf is a significant part of why you are moving to the Grand Strand, that list is the argument for this location, and it sits alongside prices that are the lowest in the county.

The rest of the list: 5 minutes from Highway 22, 8 minutes to Big Ridge Trail and to South Carolina Highway 77, 14 to Loris Nature Park, 15 to Tanger Outlets, Myrtle Beach Mall and Arcadian Shores Commons, 17 to Duplin Winery and Barefoot Landing, 19 to Apache Pier and 20 to the North Myrtle Beach Park and Sports Complex.

Five minutes to Highway 22 is the number that makes the rest possible. It is why a Loris address publishes 15 to 20 minute drive times to the North Strand rather than the 45 minutes Sutton Farm publishes to Myrtle Beach.

Those are mid-range for this county — better than Evington Place at 14 to 15 miles, worse than Meadow Walk at 2.7 to 3.7 or Sutton Farm's published 1.8 and 2.5. Five miles to the elementary school and eight and a half to the high school is a real run but not an unreasonable one.

Verify the assignment with the district. Zones are set by Horry County Schools, not the builder, and they can be redrawn.

What Harper Meadows Does Not Have

D.R. Horton publishes one thing here besides the drive times: the Home is Connected smart home system. Its description adds "open-concept floor plans, granite countertops, and modern finishes," which are features of the houses rather than the community.

There is no pool, clubhouse, playground, fitness centre, pond, dog park or sidewalk provision published — and no HOA information at all. Not a dues figure, not a management company, not the word. Sutton Farm, ten minutes away, publishes a pool and a dog park at a lower entry price.

That is the honest trade for the prices. Harper Meadows gives you the lowest plan prices in Horry County and essentially nothing shared. For a buyer who would not use a pool, that is a good deal; for one who would, Sutton Farm or The Forest at Black Bear are better value overall.

Ask for the HOA documents anyway. A community with roads and common landscaping has an association whatever the page says, and at a community approaching build-out the handover from builder control to homeowner control is imminent — which is when dues are most often revisited.

What to Check Before You Buy Here

1. Ask how many homes and homesites are actually left. Six homes were listed and the builder publishes no total. That number is the whole decision.
2. Price your plan here before you sign anywhere else. Seven of the eight plans are the cheapest examples in the county. Even if you buy elsewhere, you should know what you are choosing not to take.
3. Ask what incentives are available on the remaining homes. Builders want to close communities out, and this is the point in a community's life when that conversation goes best.
4. Ask for the HOA documents, the dues and the transfer timing. Nothing at all is published and the association handover is close.
