What Is the D.R. Horton Glynn Floor Plan?

D.R. Horton publishes the Glynn as a four-bedroom, two-and-a-half-bathroom, two-story home of 2,344 square feet with a two-car garage, and it carries the Tradition Series mark. The builder describes it as a plan whose "classic design offers an open concept main level with an expansive living area."

All four bedrooms are upstairs, along with the laundry room. The main level carries the open living space, a powder room and a flex room. That is the same arrangement as the Express Series Galen, and it is the thing to be clear about before you buy: this is not a plan you can live on one floor in.

Glynn Floor Plan Layout and the Flex Room

The kitchen is the organising feature of the main floor: "the kitchen, featuring a working island with room for seating, flows into a casual eating area," and from there into a large family room. One connected space, with the island doing the work of a table.

The first-floor flex room is what distinguishes the plan from a straightforward open-plan four-bedroom. D.R. Horton describes it as working as a home office, a formal dining room or a den. A ground-floor room with a door, separate from the open living area, is not something every plan at this price offers, and if you work from home it is likely the reason you would choose this plan.

Upstairs, "you will find the large owner's suite with luxurious bath and generous closet," three secondary bedrooms, and the laundry room close to the bedrooms. Laundry upstairs next to where the laundry is generated is a genuine daily convenience.

The Forest at Black Bear publishes a more detailed specification for this plan than the other two communities do, and it is worth reading. That page lists quartz countertops, a large island with a breakfast bar, stainless Whirlpool appliances, 36-inch cabinets, LVP flooring in the main living areas, a walk-in pantry and a screened back porch, plus a primary bath with double sinks, a five-foot tile walk-in shower and a separate linen closet. Chapman Village's plan page publishes no features section at all. That is a difference in what the pages say, not necessarily in what the houses contain — get the community-specific included-features sheet for wherever you are buying.

No room dimensions are published at any of the three communities. Ask for a dimensioned plan sheet if you are measuring for furniture.

Glynn vs Galen — Four Square Feet and One Series Apart

The Galen is a four-bedroom, two-and-a-half-bathroom, two-storey home of 2,340 square feet with a two-car garage, a first-floor flex room, all four bedrooms upstairs and the laundry upstairs. The Glynn is 2,344. Four square feet, and every other published specification matches.

D.R. Horton's marketing copy for the two is close to interchangeable. The Galen's "classic design offers an open concept main level with an expansive living area" and features "a working island with room for seating." So does the Glynn's, in the same words. Both describe the flex room as a home office or formal dining room, and both put a large owner's suite with a luxurious bath and generous closet upstairs.

The difference that matters is the series, and the price follows it. The Galen is Express Series at almost every community and starts in the $291,000s at Harper Meadows. The Glynn is Tradition Series and starts at $322,490. At The Forest at Black Bear, the one community that sells both, the Galen is $309,000s and the Glynn $322,490 — about $13,000 apart on the same floor plan at two specification levels.

That $13,000 is the cleanest measurement of D.R. Horton's Tradition premium available anywhere in this county. Same community, same lot pool, same phase, effectively the same house. Which Horry County Communities Build the Glynn?

Three Horry County communities are confirmed on D.R. Horton's own pages as offering the Glynn as of September 2026. Plan availability rotates as phases release and sell out, so confirm before you count on it at a specific community.

The three are very different communities at close prices. The Forest at Black Bear publishes a pool, clubhouse, fitness centre, dog park and long-term rentals allowed, with six-mile schools and 21 plans. Chapman Village publishes 45 homesites, no shared amenities, and the shortest school run in the county at 0.8 to 1.7 miles. The Preserve at Shaftesbury Glen publishes a lifetime golf membership, a pond and sidewalks, with a 2.2-mile elementary school and nine-mile middle and high schools.

A Note on 2,344 vs 2,361

Chapman Village's community listing card shows the Glynn at 2,361 square feet, while the Glynn's own plan page at the same community shows 2,344. The other two communities both publish 2,344 on both the card and the plan page.

2,361 is also the square footage of a different plan, the Robie — but the Chapman Village card carries the Glynn's bed and bath count, not the Robie's five bedrooms and three baths. So it is a data error on the listing card rather than a mislabelled plan. Treat 2,344 as the Glynn's square footage.

As always, get the heated square footage for your exact elevation in writing. It feeds your appraisal, your price-per-foot comparison and eventually your resale listing.

Why the Price Spread Is Only $18,500

From $322,490 to $340,990 is about $18,500, which is one of the narrowest spreads in this series. The Cali moves $84,000 across the county and the Tillman $124,000.

The reason is the same as for the Robie: the Glynn is sold at only three communities and none of them is in Myrtle Beach. Two are in Conway and one in Longs, and Tradition Series communities in those two towns price close to each other.

So the advice differs from most plans in this series: you cannot save meaningfully by driving further inland, because the cheapest Glynn is already inland. Choose on the community instead. Eighteen thousand dollars is the entire spread, and the three communities differ far more than that on schools, amenities and scale.

What to Check Before You Sign on a Glynn

  1. Price the Galen alongside it at The Forest at Black Bear. It is the one community that sells both, they are four square feet apart, and the $13,000 gap is the cleanest measure of the Tradition premium in the county.
  2. Get the community-specific included-features sheet. The Forest at Black Bear publishes quartz counters, Whirlpool appliances, LVP flooring and a screened porch for this plan; Chapman Village publishes no features section at all.
  3. Ask whether the screened back porch is standard at your community. It appears only in The Forest at Black Bear's copy. On this coast a screened porch is worth asking about specifically.
  4. Confirm the heated square footage. Chapman Village's listing card says 2,361 and its own plan page says 2,344.
  5. Be clear that all four bedrooms are upstairs. If you want a bedroom on the main floor, the Belfort, the Wren or the Manning are the plans to look at instead.
  6. Choose on the community, not the price. Eighteen thousand dollars separates three communities that differ enormously on schools and amenities.
  7. Bring your own agent to the first visit. The agent in the model home works for D.R. Horton.
