The Ford is the cheapest home Mungo Homes sells anywhere in Horry County, starting at $259,900 at Jordan Grove. It is also the most configurable plan in the builder’s Conway lineup — 519 square feet of range, a bedroom count that runs from two to five, and up to three and a half baths, all on one level. That flexibility is the reason to look at it and the reason to be careful with the price.

Ford Specifications
| Builder | Mungo Homes |
| Bedrooms | 2 to 5 |
| Bathrooms | 2 to 3.5 |
| Square footage | 1,383 to 1,902 |
| Stories | One (per Mungo’s plan page) |
| Garage | 2 car (per Mungo’s plan page) |
| Horry County communities | Two — Jordan Grove and Hainer Place, both in Conway |
| Published price range | $259,900 to $269,900 |
A bedroom range of two to five on a single plan is the widest Mungo publishes in this county, and 519 square feet of variation is the second widest. The consequence is straightforward: the $259,900 base price describes the 1,383 square foot two-bedroom version, and almost nobody buys that house. Whatever you actually want costs more, and Mungo publishes no option pricing to tell you how much.

Where You Can Buy the Ford
| Community | City | Ford Starting Price | Amenities | Status |
|---|---|---|---|---|
| Jordan Grove | Conway | $259,900 | Common areas, ponds — no pool | 10 homes for sale |
| Hainer Place | Conway | $269,900 | Planned pool | 10 homes for sale |
Both are Conway communities in the same school zone, four miles apart. Ten thousand dollars separates them on this plan, and the difference is a pool that has not been built yet.

What the $10,000 Buys, and What the Base Price Hides
The community gap on the Ford is the smallest on any Mungo plan sold at two Conway communities, and what it buys is simple to state:
| Jordan Grove | Hainer Place | |
|---|---|---|
| Ford base price | $259,900 | $269,900 |
| Pool | None — not built, not planned | Planned |
| Other amenities | Common areas, ponds | None published |
| Homes available now | 8 of 10 | 0 of 10 |
Ten thousand dollars for a pool that does not exist yet. Mungo’s amenity chip at Hainer Place reads simply "Pool," while its own body copy says "the community’s planned pool." The prose is the accurate one. If the pool matters, get a construction date in writing and ask what happens to your assessment if it slips.
Jordan Grove’s counter-offer is availability: eight of its ten listed homes are move-in ready, against zero at Hainer Place, where everything is dated October 2026 or later. If you need to close this quarter, that decides it regardless of the pool.
The number that matters more than the community gap
Mungo has a Ford standing at Jordan Grove built to the exact base configuration — 1,383 square feet, three bedrooms, two baths — listed at $278,900. That is $19,000 over the $259,900 base price with nothing upgraded in any dimension Mungo publishes.
A second Jordan Grove Ford, built out to 1,902 square feet with three bedrooms and three and a half baths, is $314,900. So $36,000 buys 519 square feet and a bath and a half, which is a good conversion — roughly $69 per additional square foot.
Two lessons sit in those numbers. The base price is not what the house costs; and on the Ford specifically, the marginal square foot is cheap while the first one is not, which means this plan rewards building up rather than buying at base.
One Plan, Two Very Different Houses
At the bottom of its range the Ford is 1,383 square feet with two bedrooms and two baths. At the top it is 1,902 square feet with five bedrooms and three and a half baths. Those are not the same house and you should be clear which one you are pricing.
The small version is Mungo’s entry product in the county — a compact single-story with a two-car garage, aimed at first-time buyers, downsizers and investors. At 1,383 square feet with two bedrooms it has unusually generous rooms for the price.
The large version is a different proposition entirely: five bedrooms and three and a half baths in 1,902 square feet is dense, and the rooms will be modest. That configuration competes with plans like the Lancaster and the Gwinnett II rather than with entry product.
Three and a half baths on one level in under 1,900 square feet is the specification worth noting. Only the Lawrence matches it in Mungo’s Conway collection, and it makes the Ford viable for households that need bathroom access per bedroom rather than more living space.
Walk the configuration you actually want, not the model. On a plan with this much range, the model home tells you very little about the house you would buy.

Jordan Grove vs. Hainer Place
These two communities are four miles apart in Conway, feed the same schools, and are Mungo’s two cheapest in the county. The Ford is one of only two plans they share.
Jordan Grove is the cheaper entry on both shared plans — $259,900 on the Ford and $267,900 on the Lawrence, against $269,900 and $274,900 at Hainer Place. It has no pool at all, built or planned, and its amenities are common areas and ponds. What it does have is lot quality: Mungo advertises homesites with "stunning views of private landscapes, serene water features, or a beautiful combination of woods and water," and on a drive-through that holds up. It also has eight homes available immediately.
Hainer Place is $10,000 more on the Ford, has a planned pool, and carries a deeper roster including the Turner at 3,049 square feet — the largest home Mungo sells in Conway. Nothing there is available before October.
Jordan Grove also lists a fourth school assignment the others do not: the Academy for Technology and Academics, Horry County’s career and technology centre.
For a Ford buyer the decision is usually settled by timing and by whether a future pool is worth $10,000. If neither is decisive, Jordan Grove is the cheaper house on better lots.
Ford vs. Lawrence vs. Bleckley
| Ford | Lawrence | Bleckley | |
|---|---|---|---|
| Square footage | 1,383-1,902 | 1,500-1,978 | 1,518-1,531 |
| Bedrooms | 2-5 | 3-4 | 3 fixed |
| Bathrooms | 2-3.5 | 2-3.5 | 2 fixed |
| Cheapest base price | $259,900 | $267,900 | $287,900 |
| Communities | 2 | 3 | 2 |
Ford against Lawrence. These are close relatives — both one-story, both reaching three and a half baths, both at Jordan Grove and Hainer Place. The Ford is $8,000 cheaper, starts 117 square feet smaller, and reaches five bedrooms against the Lawrence’s four. On published data the Ford is the more capable plan for less money, and the Lawrence’s advantages are a larger base footprint and a third community at the pre-launch Willows at Pitch Landing.
Ford against Bleckley. The Bleckley is $28,000 more for a fixed 1,518 to 1,531 square feet, three bedrooms and two baths. It is less house and far less flexible. The premium is not the plan — it is Garden Grove, Mungo’s amenity community, which is the only place the Bleckley is priced. The Bleckley is the cheapest way into Garden Grove rather than a competitor to the Ford on merit.
Read simply: if you want the lowest entry price and the widest configuration range from this builder, the Ford at Jordan Grove is the answer, and nothing else in the lineup is close on either count.
What Mungo Homes Does Not Publish
Three gaps apply to every Mungo plan in Horry County:
- No community page publishes garage or story counts. Those figures exist only on Mungo's individual plan pages, and even there they are plan defaults rather than community guarantees. Confirm on the specific homesite.
- No HOA figure is published at any of the eight communities. Not a fee, not a management company, not an inclusion list. It is the single most important unpublished number in a Mungo purchase.
- No option or upgrade pricing. Mungo publishes a base price and a square footage range but nothing about what it costs to move between them — and on plans with a wide range, that gap is thousands of dollars.
One more caution specific to this builder: Mungo's hero price bands contradict its own plan prices. Garden Grove advertises "Low $300s" while its cheapest plan is $287,900. Never treat a band as a starting price.

Frequently Asked Questions
How much is the Mungo Ford?
$259,900 at Jordan Grove and $269,900 at Hainer Place, both in Conway. Those are base prices for the smallest configuration — a standing Ford built to that exact specification is listed at $278,900.
How big is the Ford?
1,383 to 1,902 square feet, two to five bedrooms, two to three and a half baths, one story, two-car garage.
Is the Ford the cheapest Mungo home in Horry County?
Yes, on base pricing. Its $259,900 at Jordan Grove is the lowest Mungo publishes at any of its eight Horry County communities.
Can the Ford really be built as a two-bedroom?
Mungo publishes the bedroom range as two to five. The two-bedroom configuration is the 1,383 square foot version that the base price describes.
Why does a base-spec Ford cost $278,900 when the base price is $259,900?
The $19,000 difference is finishes, lot premium and standard inclusions on a builder spec home — the house matches the base plan on square footage, bedrooms and baths. Always ask what is standing before pricing a to-be-built.
Which community has the cheaper Ford?
Jordan Grove, by $10,000. Hainer Place’s extra cost buys a pool that has not been built yet.
Ford or Lawrence?
The Ford is $8,000 cheaper and reaches five bedrooms against the Lawrence’s four, with the same bathroom ceiling. The Lawrence has a larger base footprint at 1,500 square feet and is offered at a third community.
Are Ford homes available now?
Yes, at Jordan Grove — including a base-configuration Ford at $278,900 and a fully built-out one at 1,902 square feet for $314,900. Nothing at Hainer Place is available before November.
The Cheapest Way In, and the Widest Range
The Ford is where Mungo pricing starts in Horry County, and it stretches further than any other plan the builder sells here — two bedrooms to five, 519 square feet of range. That flexibility is why the base price tells you so little and why the standing inventory is worth looking at first. We track all eight Mungo communities in Horry County and can get you the option pricing Mungo does not publish. Representation on a new construction purchase costs you nothing.
