Mungo Warwick II Floor Plan — Horry County SC Prices
Chapters

The Warwick II is one of the largest homes Mungo Homes offers in Horry County at up to 3,699 square feet, and you currently cannot build one. It is published at two communities: Meadows at Four Mile in Conway, which is pre-launch with no prices on any of its nine plans, and Arcadia in Myrtle Beach, which has no floor plan cards at all and sells only standing inventory. There is exactly one Warwick II for sale, at $602,096.

Up to 3,699 square feet with six bedrooms and four baths puts the Warwick II near the top of Mungo’s coastal collection — only the Webster II and Yates II go larger. Mungo publishes no story count and no garage count for it on either community page, though the one Arcadia home shows a three-car garage.

Neither community can sell you a to-be-built Warwick II today. Arcadia has no floor plan cards — its page offers seven specific addresses and nothing else. Meadows at Four Mile has published no prices and has no MLS listings, so nothing has closed there.

One House, and No Way to Build Another

The Warwick II’s situation is unusual enough to be the whole story:

CommunityTownStatusCan You Buy?
ArcadiaMyrtle Beach"Final Opportunities!" — no plan cardsOne home, $602,096
Meadows at Four MileConway"Coming Soon!" — no prices publishedNo

Arcadia is inventory-only. Mungo’s page there has one section of homes sorted by move-in date and no floor plans section at all. Seven addresses remain, and one of them is a Warwick II. When it goes, the plan is unavailable at that community permanently.

The prose on Arcadia’s page still reads like a to-be-built pitch — "Mungo Homes offers two collections of one- and two-story floor plans that range from 1,671 to over 4,330 square feet" — but the next sentence is the accurate one: "Choose from ready-soon homes."

Meadows at Four Mile is where this plan’s future is. It is a Conway community on Four Mile Road with 85 homesites, carrying Mungo’s coastal collection plans rather than the Conway ones, with a price band of "Low $400s" and no per-plan pricing. It is the only place in the county where a Warwick II will be buildable once it opens.

That matters for pricing. The one Arcadia Warwick II is $602,096 in a Myrtle Beach community with a built clubhouse, fitness centre, pool, four pickleball courts and tennis courts. A Conway base price on the same plan should land meaningfully below that — the comparison available within Mungo’s Conway collection alone is that identical plans cost $15,000 to $24,000 less four miles apart, and Conway-to-Myrtle-Beach is a much larger step than that.

If the Warwick II is the plan you want, the move is the Meadows at Four Mile interest list, not the Arcadia home — unless you want a finished house now and $602,096 works.

What $602,096 Buys at Arcadia

The one available Warwick II is at 504 Fanciful Way in Arcadia: 3,400 square feet, four bedrooms, three and a half baths, three-car garage, available now. That works out to roughly $177 per square foot.

It is the most expensive home Mungo has left at Arcadia by a wide margin — the next is a Saluda II at $529,900 — and it is also the largest. Note that the $602,096 figure is not a round marketing number; it is a built-out options total, which tells you this house is specified well above base.

What comes with it is the amenity package, and at Arcadia it is genuinely built rather than planned: a large swimming pool, four pickleball courts, a clubhouse with fitness centre, tennis courts, a playground, a firepit, ponds and sidewalks. That is the deepest amenity set Mungo offers anywhere in Horry County, and it is a real part of what the price represents.

What to establish before you buy it. Mungo publishes no HOA figure for Arcadia — not a fee, not a management company, not an inclusion list. Local reporting indicates internet and television are included in the assessment, with no amount given. On a package this deep that number is significant and it is the first thing to get in writing.

Also worth knowing: Arcadia is a three-builder community. Mungo, Lennar and Centex/Pulte are all building there, and Mungo’s page mentions none of them. If you are shown a comparable sale at Arcadia, ask which builder built it — a Lennar closing is not a clean comp for a Mungo home on the same street.

Arcadia is the finished product — a complete community with everything built, in Myrtle Beach, closing out. What you see is what you get, at a price already set, with no eighteen-month build.

Meadows at Four Mile is the opposite in every respect: Conway land, 85 homesites, no prices, no opening date and no amenities section on its page at all — which for a community with a "Low $400s" band may simply mean it is not getting any. That absence could be exactly why large plans land in that band on Conway land.

Meadows is also the only place in the county to build five of Mungo’s biggest plans — the Warwick II, Webster II, Yates II, Savannah and Cumberland. If large single-family is what you want from this builder, it is the community to watch.

One inconsistency worth noting: while Meadows’ page reads "Coming Soon!", Mungo’s metro page reports one home already under construction there.

Against the Saluda II: the Warwick II is larger at the top of its range but starts at a lower bathroom floor — two and a half against the Saluda II’s three. The Saluda II is the only Mungo plan in the county that starts at four bedrooms and three full baths, which makes it the better-specified plan for a large household. It also has two homes available at Arcadia against the Warwick II’s one, at $507,400 and $529,900 — both well below $602,096.

Against the Webster II: the Webster II is larger still and has the highest bathroom floor in the collection at three and a half. It is offered only at Meadows at Four Mile and has no published price, so there is nothing to buy and nothing to compare.

Practically: if you want a large Mungo home in Horry County today, the two Arcadia Saluda IIs are the realistic options and the $507,400 one is the better of them on every published field. The Warwick II is the bigger house, and it is $72,000 to $95,000 more.

What Mungo Homes Does Not Publish

Three gaps apply to every Mungo plan in Horry County:

  • No community page publishes garage or story counts. Those figures exist only on Mungo's individual plan pages, and even there they are plan defaults rather than community guarantees. Confirm on the specific homesite.
  • No HOA figure is published at any of the eight communities. Not a fee, not a management company, not an inclusion list. It is the single most important unpublished number in a Mungo purchase.
  • No option or upgrade pricing. Mungo publishes a base price and a square footage range but nothing about what it costs to move between them — and on plans with a wide range, that gap is thousands of dollars.

One more caution specific to this builder: Mungo's hero price bands contradict its own plan prices. Garden Grove advertises "Low $300s" while its cheapest plan is $287,900. Never treat a band as a starting price.

Frequently Asked Questions

How much is the Mungo Warwick II?

Mungo publishes no base price at either community. The only Warwick II for sale is a finished home at Arcadia in Myrtle Beach for $602,096, at 3,400 square feet with four bedrooms and three and a half baths.

How big is the Warwick II?

3,295 to 3,699 square feet, four to six bedrooms, two and a half to four baths.

Can I build a Warwick II?

Not today. Arcadia has no floor plan cards and sells only standing inventory; Meadows at Four Mile is pre-launch with no published pricing. Meadows is where the plan will be buildable once it opens.

Is the Warwick II one story or two?

Mungo does not publish a story count on either community page. Ask for the plan sheet.

Does the Warwick II have a three-car garage?

The one Arcadia home does. Mungo publishes no plan-level garage, so do not assume it carries to a to-be-built at Meadows at Four Mile.

What is the HOA at Arcadia?

Mungo publishes no figure. Local reporting says internet and TV are included, with no amount given. Get the assessment and budget in writing.

Is Arcadia a Mungo community?

Partly. Three builders work there — Mungo, Lennar and Centex/Pulte. Mungo’s page names none of the others.

When will Meadows at Four Mile publish pricing?

No date has been published. The page reads "Coming Soon!" while Mungo’s metro page reports one home already under construction.
