Coastal Farms homes for sale in Conway SC start at $315,490 as of September 2026, and the community is just 39 homesites — the smallest D.R. Horton community in Horry County that publishes a lot count. It is a Tradition Series community on Keithland Drive, northwest of Conway, with seven floor plans running up to 3,129 square feet.
D.R. Horton calls it "a boutique neighborhood," and for once that is a description rather than a slogan. Thirty-nine homes is small enough that you will know your neighbours and small enough that it will be built out quickly. This guide covers what that means in practice, what the community publishes, and what it does not. Every figure below was verified on drhorton.com in September 2026. Coastal Farms at a Glance
The sales office is at 105 Keithland Drive, Conway, SC 29526, open Monday to Saturday 9:30 AM to 5:30 PM and Sunday 12:00 PM to 5:30 PM, on 843-428-6426. The community carries a Now Selling badge and a Tradition Series designation. D.R. Horton describes it as an opportunity to "experience an elevated style of new-construction living at Coastal Farms, a boutique neighborhood of just 39 thoughtfully designed homesites."
At $315,490 it is the most expensive D.R. Horton community entry price in Conway. That is a function of the series rather than the location: Tradition Series homes carry a higher baseline specification than Express ones, and every plan here is priced accordingly. The cheapest plan, the Acadia, starts in the $315,000s; the most expensive, the Harbor Oak, in the $391,000s.
What 39 Homesites Actually Means
Most D.R. Horton communities in this county publish no homesite count at all. Coastal Farms publishes 39, twice, and builds its marketing around it: "With just 39 homesites, Coastal Farms provides a true boutique neighborhood feel."
A small community has real advantages and one real risk, and it is worth being clear about both. The advantages: build-out finishes fast, so you spend less of your ownership living beside construction; there is less through traffic; and a small community is easier to keep well-maintained. The risk: a 39-home association has a small budget and a small number of people to share any unexpected cost. If a road, a drainage feature or an entry needs work, it is divided 39 ways rather than 300.
That makes the HOA documents more important here than at a large community, not less. Ask for the budget, the reserve study if one exists, and what the dues cover. A small association with a thin reserve is how special assessments happen.
It also means the plan you want may not be available for long. Thirty-nine lots across seven plans is not many of anything. If a specific plan and a specific lot matter to you, this is not a community to think about for six months.

Note one inconsistency on D.R. Horton's own page: the community summary publishes a range of 1,733 to 3,221 square feet, while the plan list runs 1,618 to 3,129. Neither end matches. That usually means a plan has been added or withdrawn and one of the two blocks has not caught up. Ask the sales office which seven plans are actually being sold today before you get attached to one.
Four of the seven plans are single-story, which is a good ratio for a Tradition Series community. The Eaton at 1,733 square feet brings the covered rear porch; the Darby at 1,883 brings a flex room; and the Litchfield at 2,032 is the only single-story four-bedroom here.
The Acadia at $315,000s is worth a note because it is easy to confuse with something else. It is 1,618 square feet, three bedrooms, two baths, one story — identical on paper to the Express Series Aria, which starts in the $268,000s elsewhere in the county. They are different plans. If you are comparing two 1,618 square foot quotes, check which plan each one is by name before you conclude one is overpriced. Our Aria floor plan guide covers that comparison.
Amenities, the Fire Pit and the HOA
D.R. Horton publishes four things: an HOA, the Home is Connected smart home system, spacious lot sizes, and a "Community Fire Pit Coming Soon." There is no pool, clubhouse, playground, fitness centre or pond.
The fire pit is published as coming soon with no completion date. That is worth asking about directly, because in a 39-home community the amenity budget is small and the difference between a planned fire pit and a built one is not academic. Ask when it is scheduled, who is building it, and whether the cost is already in the HOA budget.
"Spacious Lot Sizes" is published as an amenity and no dimensions or acreage appear anywhere. If lot size is part of why you are considering this community over a cheaper one, ask for the plat with dimensions. Spacious is a comparative word with nothing to compare it to on the page.
The HOA is listed as an amenity with no dues figure published. As above: in a 39-home association this is the question to press hardest on.

Location, and a Number That Does Not Add Up
D.R. Horton publishes the distances as 1 mile to the recycling centre, 5 miles to grocery stores, 7 miles to Main Street Conway, 22 miles to Conway Medical Center and 24 miles from Tanger Outlets. The builder's own copy also says the community is "7 miles from historic Downtown Conway, and only minutes from Coastal Carolina University, Conway Medical Center."
Those two statements about Conway Medical Center cannot both be true. The amenity list says 22 miles; the description says "only minutes." Twenty-two miles is not minutes. One of them is wrong, and the discrepancy is worth knowing about for what it says about the reliability of the rest of the page.
What is not in dispute is that this is a rural address seven miles from town. Everyday shopping is a five-mile drive. That is the trade for the lot sizes and the small community, and it is the same trade Preserve at Cypress Commons and Pinewood Estates ask you to make further south.
Schools Assigned to Coastal Farms
D.R. Horton publishes Pee Dee Elementary, Whittemore Park Middle School and Conway High School, all in Horry County Schools, and publishes no distances for any of them. The mileage field on the page is blank.
With Main Street Conway a published seven miles away and all three schools being Conway schools, expect a real school run. Call Horry County Schools, confirm the current assignment for the address, and drive the route before you commit. Zones are set by the district, not the builder, and they can be redrawn.
How It Prices Against Nearby Conway Communities
Coastal Farms is the most expensive D.R. Horton entry price in Conway at $315,490, ahead of Elmhurst Place at $300,490 and The Preserve at Shaftesbury Glen at $291,490. The Express Series communities open far lower: Pinewood Estates at $239,490, Hemingway Landing at $260,490, Dove Crossing and Ravenloft at $261,990, Heritage Crossing at $267,990.
The honest comparison is against the other Tradition Series communities, not against Express ones. The Preserve at Shaftesbury Glen opens $24,000 lower with a golf membership and 11 plans; Auberon Woods prices most shared plans higher; Chapman Village publishes no entry price at all. Coastal Farms sits between them, with the smallest community and no shared amenities.
Plan by plan the gap is narrower than the entry price suggests. The Darby is $329,000s here against $315,000s at Shaftesbury Glen and $362,000s at Auberon Woods. The Belfort is $347,000s here against $339,000s at Shaftesbury Glen and $382,000s at Auberon Woods. Price your plan at all three before you decide.
What to Check Before You Buy Here
- Ask for the HOA documents, the dues and the reserve study. Thirty-nine homes is a small base to spread an unexpected cost across. This is the most important question about this community.
- Ask which seven plans are actually being sold. The community summary and the plan list publish different square-footage ranges. One of them is out of date.
- Ask for the plat with lot dimensions. "Spacious Lot Sizes" is published as an amenity with no measurements attached. If lot size is why you are here, get the numbers.
- Ask when the fire pit is being built. It is published as coming soon with no date, in a community where the amenity budget is spread across 39 homes.
- Confirm you are comparing the Acadia and not the Aria. Same bed, bath, story count and square footage; different plans at different prices.
- Bring your own agent to the first visit. The agent in the model home works for D.R. Horton. In most cases your agent has to be present at your first visit for you to be registered, and that registration is what lets them represent you through contract, options and walkthrough. See our guides to making an offer and getting pre-approved.
